CITY OF TAUNTON
ZONING BOARD OF APPEALS
                                      November 8, 2012 at 5:30 PM
                   (meeting held at Maxham School, 141 Oak St., Taunton, Ma.)

Members Present were:   Estele Borges, Steven Vieira and Wayne Berube, and Chairman Dennis Ackerman.

Meeting opens at 5:30 pm.

Wayne made motion to accept minutes of October, 11, 2012 seconded by Steve. All in favor.

For: A Variance from Section 6.3 of the Zoning Ordinance for the division of one lot into 2 lots with one lot having a14,760 sq. ft. (instead of 15,000 sq. ft.)

Paul states they are here tonight to get approval to divide one lot into two lots, with one lot having slightly than the required 15,000 square feet. The owners were under the impression their lot was over 30,000 sq. ft. but after a survey and review of deeds it was discovered the lot is 29,760 square feet.   They only need one variance for lot area.  They have adequate frontage for access. Wayne stated the lot is of good size and there are lots in the area a lot smaller.  Estele drove by and it looks like an empty lot.  In favor: James Vesta, 40A Eighth St., in favor.  Rob Rich, 15 Clay St. and Elizabeth Laranjo, 7 Seventh St. in favor.   Department comments from the City Planner, Fire Dept., City Enginer. BOH and Conservation Commission were read into the record.  Paul addressed the City Engineers letter. He spoke to the City Engineer and after the City Engineer agrees with Paul relative to the easement and the right of use.  Paul stated he would convey that to the Board instead of writing new letter.

For A Special Permit from Section 5.2 of the Zoning Ordinance to allow a 22,041 sq. ft. office bldg. in an Industrial District.
 

For the petitioner: Rich Riccio, Field Engineering Co. Inc., P. O. Box 1178, Mattapoisett, Ma.

In favor:   None  

Rich stated they proposing a new office building in the Liberty & Union Industrial Park which requires a Special Permit because of Industrial District.  There will be 147 parking spaces with on-site stormwater management system.  This will be a benefit to the City.  Currently they are located in Lakeville but will re-locate here if approved.  Chairman Ackerman asked if they would be using the whole building for their business?  Rich answers yes.  Chairman Ackerman agrees that office use on smaller lots is good for the park.   
Letters from the City Planner, Conservation Commission, BOH and Fire Dept. were read into the record.
