Meeting Notes
May 18, 2009

1. In Attendance:
Ann Miles, Planning Board Chairperson; Barbara White, Planning Board Member; Charles Whitman, Planning Board Alternate; and David West, Circuit Rider Planner. Minutes were transcribed and typed by Administrative Assistant, Lisa Babcock.

Also in attendance: Dennis Quintal of Civil Construction Management, Inc.

The meeting came to order at 3:30 pm.

2. Discussion regarding Home Business/Home Occupation at 93 Amesbury Road. Ray Houle was in attendance to discuss his proposed business.  He would be doing small handy man jobs at locations other than his home.  At the home he would do office work and store equipment such as ladders and common tools.

He is the only employee and has one vehicle which is a non-commercial pickup truck with no lettering. He said he was coming before the Board to register his business so that he can open a commercial bank account which requires town approval.  Mr. Houle said his mother owns the house.  Miles said she should probably sign the forms.

Miles suggested that Mr. Houle go before the board for a home based business conditional use permit.  She said he could appear before the board on June 23rd.

3. Subdivision of Tax Map 10, Block 2, Lot 10-7 – Sarah's Way: Dennis Quintal addressed the committee on behalf of Ann Miles.  Miles stepped down from the discussion.  Mr. Quintal said he was working on a few different ideas to subdivide the lot into 2 or 3 house lots.

Mr. Quintal presented 2 ideas to the group.  One example showed a Y-shaped extension off Sarah's way and the other showed a cul-de-sac design off the existing cul-de-sac.  Mr. Quintal said he was seeking direction from the committee as to which design the board may be more amenable to.

West said the cul-de-sac design was a more common approach and helped to keep the lots in a more uniform rectangle shape.  White agreed. Miles stated that a shared driveway would be used.

White asked if emergency vehicles would be able to access the lots. Mr. Quintal said the cul-de-sac would be a paper street and emergency vehicles would likely remain on the existing area of Sarah's Way.

4. Wes Gundersen – Lot Line Adjustment discussion: Mr. Gundersen said he was considering a lot line adjustment between his lot at 19 Gale Village Road (MBL 9, 3, 14) and his step mother, Betsy Lewis', lot at 3 Nordic Woods Lane (MBL 9,3,15-1).  

Mr. Gundersen said that Ms. Lewis was in agreement with the LLA that would in effect transfer some of Ms. Lewis' property to Mr. Gundersen by moving the line along the drainage easement.

West said both lots would need to be surveyed but that the engineer that designed Nordic Woods Lane should have most of that information in his database.

Mr. Gundersen said he is not planning to make any other changes other that the lot line adjustment.

West said that he should plan to show wetlands data and any other information that the engineer already has.

5. Plan NH:
The committee discussed several contacts for the business group that Whitman is putting together.  

West said he would look into getting traffic data for Newton from DES.

6. Adjourn:
The meeting was adjourned at 4:48 pm.
