Mark Masinda opened the Regular Meeting at 7:30

ZBA2014-2 Application for Special Exception  under Section 13 of the Zoning Regulations  for a U-Haul Reservation Center to take reservation (Unit 1C) and rent  U-Haul vehicles from 165 River Road Owner: Virgo Municipal Finance Fund LP Applicant: AMBK Enterprises (Received March 13, 2014 Public Hearing April 10, 2014 Decision within 65 days after close of P.H.)

Mark Masinda and Rick Maloney were present at the site walk on March 4, 2014.

The applicant daughter Yvette Hughes was present to speak about the application. She states that they have 5 rental trucks and 1 trailer for cars to tow.
M. Masinda asked if the trucks are serviced on site. She states that they were not serviced at this location.
She said that reservations are made over the phone or on line. The trucks that are rented most are for one way rentals.
The business office is located in building number 1 (left of courtyard) on the second floor, and has 1 employee.

The sign for the business is located at the entrance to the parking lot, and a drop box is located on the building. The Board said that the sign would need to be approved by the zoning office.
The applicant is requesting the use of 8 parking spaces.

R. Maloney asked if anyone wanted to speak either for or against the application.
Dave Giller and Ben Cortez abutting property owners asked if any additional lighting would be add, hours of operation and trash pick-up.  The applicant said the operating hours are Monday thru Friday 9:00 to 5:00 and Saturday 9 to 12:00. The lighting would remain the same. The property has 2 dumpsters.
A. Poole motion to close Public Hearing R. Maloney seconded the motion. All voted in favor.



Regular meeting called to order at 8:06

A. Poole motion to approve ZBA2014-4.  J. Prusak seconded the motion
M. Masinda asked for discussion on the application.
R. Maloney said in reviewing the regulation he could not find anything on hour of operation that would affect the special exception. The applicant is increasing the request for parking from 6 to 8 spaces. A. Poole clarified the motion to approve ZBA2014-2 application as presented; no increase in lighting of parking lot, requesting the use of 8 parking spaces and the office space is for retail use.
 All voted in favor.

Minutes from the August 8th 2013 Special Meeting A. Poole motion to approved minutes R. Maloney seconded the motion. All voted in favor. A. Poole motion to approve the minutes of the September 12, 2013 meeting. J. Rup seconded the motion. All voted in favor.
J.  Prusak motion to adjourn. A. Poole seconded the motion. All voted in favor
