Public Hearing was open by Mark Masinda at 7:37
ZBA2013-8 Variance of Section 8 and Table 8.2 for an 28’ front yard variance where 50ft is required to rebuild a 5’ X 30’ covered porch damage by fire at 245 Tolland Turnpike (Map 23 Lot 29 Zone R80) Owner: Clear Vision LLC Applicant: LaRoche Builders (Received July 11, 2013 Public Hearing by September 7, 2013 Decision within 65 days after close of P.H.)

A site walk was done on August 6, 2013 at 7:00PM.
Steve Palumbo from LaRoche Builders was present to speak about the application. He said that a fire had damaged the front porch.  They would like to replace it with a smaller open porch.
R. Maloney stated that it would be less of an encroachment into the front line. S. Palumbo said that was correct. A. Poole asked about the original porch. S. Palumbo stated that it was added on but he was not sure when. The porch will be open and will run the length of the house.
R. Maloney state that they were looking for a front line variance. Hardship is a non conforming use.
The Board Members discussed the amount of variance needed.
R. Maloney asked if anyone present wanted to speak either for or against the application.
Andrew LaRoche spoke briefly about in the application.
R. Maloney motion to close the Public Hearing.
M. Masinda called the regular meeting to order.

R. Maloney motion to approve ZBA2013-8 for a 28 foot front line variance as proposed in the application and as plan indicated. W. Bland seconded the motion. All voted in favor.
