Public Hearing was open by Mark Masinda at 7:31

ZBA2013-6 Variance of section 4.03 to build a detached garage in front of house at 33 Navratil Road (Map 14 Lot 57 Zone R80) Owner: Brad & Lori Demeule Applicant: Roger Schofield (Received June 13, 2013 Public Hearing on July 11, 2013 Decision within 65 days after close of P.H.)
A site walk was done on July 9, 2013 at 7:00PM.
Roger Schofield was present to speak about the application. He said that the owners would like to build a two car detached garage. R. Schofield stated that building the garage in the front of the house would be the best location. The hardship is the leach fields are on the right side of the house and the left side of the property has footing drains.
The Board Members asked about the size of the garage, the location of the garage from the property lines. R. Schofield stated the garage will be 24X32, and will be over 50’ from the side line and over double distance from the front property line.
M. Masinda asks if anyone wanted to speak either for or against the application.
Andrew LaRoche spoke in favor of the application.
M, Masinda closed the Public Hearing
M. Masinda called the regular meeting to order.
Old Business

J.  Prusak motion to approve motion ZBA2013-6 for a front yard variance. J. Rup seconded the motion. All voted in favor.

New Business

ZBA2013-8 Variance of Section 8 and Table 8.2 for an 28’ front yard variance where 50ft is required to rebuild a 5’ X 30’ covered porch damage by fire at 245 Tolland Turnpike (Map 23 Lot 29 Zone R80) Owner: Clear Vision LLC Applicant: LaRoche Builders (Received July 11, 2013 Public Hearing by September 7, 2013 Decision within 65 days after close of P.H.)
Andrew LaRoche requested a special meeting be held in August. The Board Members set August 8, 2013 for the Public Hearing. A site walk was set for August 6, 2013 at 6:30.

J. Rup motion to approve the minutes of the June 13, 2013 meeting.
 A. Poole seconded the motion. All voted in favor.
