Public Hearing:
ZBA 2012-1 Application for a 45’ rear yard & 5’ side yard variance from section 8 for a 14’X42’ shed  at 11 Old Farms Road (Map 23 Lot 35A Zone R80) Owner/Applicant: Veronica Stanek (Received March 8, 2012 Public Hearing April 12, 2012  Site March 17, 2012 Decision within 65 days after close of P.H.)

Veronica Stank was present to speak about her application. She stated that because of the size and shape of the lot she needed a variance to locate a shed in the rear of her property.
Mark Masinda stated that the property is non conforming.
Adelbert Ekenbarger of 256 Tolland Turnpike was present. He felt that the size of the shed seems excessively large for the neighborhood. He is concerned that a business will be run out of it. Mr. Ekenbarger was also concerned about the location of the shed and the distance from his property line.
The Board Members discussed the location of the shed and the size of the shed.  Members wanted to know when a survey was going to be done. V. Stanek stated within a month.
M. Masinda said it would be hard for them to give a variance for the distance when they did not know the distance. The variance goes with the property. Board Members would like to have more information before a variance is granted. The Public Hearing is continued to May 10, 2012.

ZBA2012-2 Application for a 20’ rear yard & 5’ side yard variance from section 8 for a 14’X24’ shed at 18 Common Road (Map 23 Lot 7 Zone R80) Owner/Applicant: Sherry Garcia  Site walk March 17, 2012(Received March 8, 2012 Public Hearing April 12, 2012 Decision within 65 days after close of P.H.)

Sherry Garcia was present to speak about her application. She explained to Board Members that the shape of the lot and the topography of the land made it difficult to locate the shed. The only location for the shed would require a variance.
James Barlow an abutting property owner was present. He was interested in the location of the shed. J. Barlow had no objection to the placement of the shed. Public Hearing was closed.

ZBA2012-3 Application Special Exception for 150 sq ft (# 2104) of office and studio space at 156 River Road (Map15 Lot 27A Zone R80) Owner: Thomas Buccino Applicant: Charles E. Gaulin (Received April 12, 2012 Public Hearing April 12, 2012 Decision within 65 days after close of P.H.)

Charles Gaulin was present to speak about his application. He said that he had been an artist for 20 year doing oils and water colors. He has friends that are already located in the building and would like to have a studio and office there.
Thomas Buccino was present to speak about the occupancy and parking. He stated that it would be one addition occupant and one additional parking space. A. Poole asked if he would be open to the public. C. Gaulin said that he would be open to the public.
Public Hearing was closed.

J.  Rup motion to approve a 20’ rear yard and a 5’ side yard variance. W. Bland seconded the motion. The Board Members discussed the location and abutter property owner. All voted in favor.

B. Semprebon motion to approve the application. W. Bland seconded the motion. All voted in favor.
