Public Hearing was opened by M. Masinda at 7:30.
ZBA2011-12 Application Special Exception for small batch Artisan Hot Sauce Production at 156 River Road (Map 15 Lot 27A Zone R80) Owner: Tom Buccino Applicant: Douglas Crane (Received Sept.8, 2011 Public Hearing Oct 13, 2011 request for 30 day extension granted Decision within 65 days after close of P.H.)
Tom Buccino told the Board Members that Douglas Crane is going to send a letter to the office explaining his current stats. He would like to have the application tabled. Richard Maloney stated that no letter had been added to the file. He suggested that D. Crane withdraw the application. R. Maloney stated that they would close the Public Hearing and wait until the next meeting to make a decision. In reviewing the file no addition information has been added and there is no new information from EHHD.
R. Maloney motion to close the Public Hearing. Motion seconded by A. Poole. All voted in favor. Public Hearing closed.

ZBA2011-11 Application for 31’ front yard variance to replace existing porch with larger porch at 156 Old Farms Road (Map 17 Lot 30 Zone R80) Owner/Applicant: Debra Grover (Received Sept 8, 2011 Public Hearing October 13, 2011 continued to November 10, 2011. Decision within 65 days after close of P.H.)
Applicant was not present. A site walk was done. B. Semprebon, M. Masinda and J. Lopes were present. It was determined that a 31’ front yard variance is needed. The hardship is the house is non conforming. The house sits to close to the road and was built before zoning. R. Maloney motion to close Public Hearing. A. Poole seconded the motion. All voted in favor.
Public Hearing closed.
ZBA 2011-17 Application for a 10’ variance for sign (Section 19.07.02.01.01) at 156 River Road The Mill Works (Map 15 Lot 27A Zone R80) Owner/Applicant: Thomas Buccino (Received Nov 18, 2011 Public Hearing Dec ember 8, 2011 Decision within 65 days after close of P.H.)
Tom Buccino owner of The Mill Work stated that he would like to put up a sign. The sign will be 10’ from the roads edge. The dimension of the sign at the base will be 7’ wide. He stated the objective is to have one specific location for signage for the tenants.
The Board Members discussed the location of the sign. Mr. Buccino said he contacted DOT to find out if they had maps of the states right of way. T. Buccino stated that he had spoken to someone from the state but had not heard back. The hardship would be that it is the only place where the sign could be placed for good visibility. The building is non conforming use in a residential zone. The Board Members would like addition information. Can the ZBA give a variance if the location is in the DOT right of way? The Board Members asked T. Buccino to get additional information. Picture of the location of the sign were added to the application. Public Hearing will be continued. No one was present to speak either for or against the application. Site walk was set for December 17, 2011 at 8:30.AM. R. Maloney motion to continue the Public
Hearing. A. Poole seconded the motion. All voted in favor.
ZBA2011-18 Application for front line (Section 8.03) & center line (Section 8.04.03) variance to build deck at 86 Willington Hill Road (Map 18 Lot 59 Zone R80) Owner/Applicant: Ronald Cramer(Received Nov 22, 2011 Public Hearing Dec 8, 2011 Decision within 65 days after close of P.H.)
Ronald Cramer was present to speak about his application. He state that his front stairs were destroyed when it was hit by a car. R. Cramer stated that he would like to build a deck between the two entrances. He state that it would be safer and the stair would be farther away from the road.
The hardship is the house is non conforming. The house was built before zoning.
R. Maloney motion to close Public Hearing. B. Semprebon seconded the motion. All voted in favor.
Public Hearing closed.
M. Masinda opened the regular meeting at 8:15.
