ZBA2011-11 Application for 31’ front yard variance to replace existing porch with larger porch at 156 Old Farms Road (Map 17 Lot 30 Zone R80) Owner/Applicant: Debra Grover (Received Sept 8, 2011 Public Hearing October 13, 2011 continued to November 10, 2011. Decision within 65 days after close of P.H.)
Debra Grover was present to speak about her application. She stated she would like to remove the existing front porch and build a porch that go across the front of her house.
The Board Members reviewed the application and felt the measurement should be more accurate. The measurements should be taken from where the roof of the porch ends to the center line of the road. Board Members will do a site walk.
Applicant asked to continue the Public Hearing.

Mark Masinda excused himself from this application. Brian Semprebon was seated as Chairman.
Bruce Lyon spoke on behalf of Emily Lyon he stated she will be using the space for a small print shop and office, she does relief printing and screen printing on paper and fabric. There will not be any employees. E. Lyon will not be using the space for retail sales her printing is sold at craft fairs and on line. Public Hearing closed at 7:45.
ZBA2011-16 Application Special Exception for 300 sq ft of office space at 156 River Road (Map15 Lot 27A Zone R80) Owner: Thomas Buccino Applicant: Frank Kania (Received Oct 12, 2011 Public Hearing Nov 10, 2011 Decision within 65 days after close of P.H.)
Frank Kania was present to speak about his application F. Kania stated the space will be used as an office. He stated his wife and daughter have a small internet e bay business, they sell antiques on line. They may use the office to take picture of the sale items that will be posted on line. Sale items will not be stored in the office space. At any given time there may be one or two persons at the office. The Public Hearing was closed.
Mr. Buccino submitted a revised current occupancy of The Mill Works. The Board Members discussed the number of parking spaces. Mr. Buccino presented a letter to the Board requesting that new applications be accepted. D. Crane is trying to meet the requirement of EHHD (ZBA2011-12).
M. Masinda opened the regular meeting.

J. Rup motion to approve. B. Semprebon seconded the motion. All voted in favor.
New Business:
Minutes for September 8, 2011 were approved. October 13, 2011 minutes approved with a change. Jack Rup will be excused.
B. Semprebon motion to approve the minutes. W. Bland seconded the motion. All voted in favor.
Mr. Buccino spoke to the Board Members about a sign at The Mill Works. He stated that after talking with Susan Yorgensen, the sign could be approve but the placement of the sign would have to go before ZBA for a variance. He stated that S. Yorgensen felt that he should speak to someone from the Department of Transportation because the sign location may be in a state right of way.
M. Masinda explained that he would have to go through the ZBA variance process. Fill out a ZBA application and a Public Hearing would have to be held and abutters would be notified.
B. Semprebon motion to adjourn W. Bland seconded the motion.
