ZBA2011-5 Application for Special Exception to open Recording Studio at 156 River Road (Map 15 Lot 27A Zone R80) Owner: Tom Buccino Applicant: Nate Faulkenberry

Nate Falkenberry was present to speak about his application. He spoke about his plan to provide a maximum amount of sound isolation without significantly altering any part of the building’s structure. Maintain a quiet environment inside the mill for every tenant. He state that they would stay well below the limits for state noise regulations.
B. Semprebon asked if anyone wanted to speak either for or against the application. Christopher Gunderson spoke in favor of the applicant. Dave Charette Chairman of Economic Development was present to speak in favor of the application he also stated how pleased he was with all the new businesses locating at The Millwork. No one present spoke against the application.
Board Members had questions about the size of the studio and how equipment would be brought in.
N. Faulkenberry stated that the suite was about 1100 square feet and was located next to the elevator and the stairs.
M. Masinda stated the application was complete, letter from EHHD parking plan and return receipt cards.

Christopher Gunderson was present to speak about his application. He stated he was opening a fine arts/graphic design studio. At present all his clients correspond by email. His plans are to install drafting table and easel for painting. He will be the only employee.
Dave Charette spoke in favor of the applicant.
Application is complete letter from EHHD, return receipt cards and parking plan.
Public Hearing closed at 7:53.

A. Poole motion to approve the application. M. Masinda asked for discussion all Board Members felt it was a good use of the building. B. Semprebon seconded the motion. All voted in favor.

Dave Charette Chairman of the Economic Development Commission spoke to the Board Member about the cost of the application for Special Exception. They also discussed the Plan of Conservation and Development and implementing the plan.
