Public Hearing was opened at 7:35 by Mark Masinda.

Public Hearing continue for the following application:
ZBA2010-5 Application for front yard & 14’4” side yard variance to sections 8.02 & 4.05 to build a 24’X28’ garage at 52 Cemetery Road (Map 25 Lot 6 Zone R80) Owner/Applicant: Patrick & Patricia Letourneau (Received October 20, 2010 Public Hearing November 18, 2010 continued to Dec 9, 2010 Decision within 65 days after close of P.H.)
B. Semprebon stated to the Board Members what he observed on the site walk. B. Semprebon explained to the Board about the location of the wetland and the septic at the back of the house. The Board Members discussed the garage being connected to the house and other location on the property.
R. Maloney asked if anyone was present to speak either for or against the application. No one was present.
Mr. Letourneau stated that he had spoken with his neighbor and they had no objection to the addition of a garage.
M. Masinda closed the Public Hearing at 7:50

J. Rup motion to approve a front yard variance and a 14’4” side yard variance to section 8.02 & 4.05 of the regulation, to build a 24’X28” garage.
The Board Members discussed the hardship. The topography of the land, the location of the septic system and wetlands on the property.
Board Members discussed the distance needed from the wetland and distance from well.
R. Maloney seconded the motion. All voted in favor
