Public Hearing was opened at 7:35 by Mark Masinda.

ZBA2010-4 Application for Special Exception for use of office space within The Mill Works 156 River River(Map 15 Lot 27A R80) Owner: Tom Buccino Applicant: Marc A. Jeffreys (Received October 19, 2010 Public Hearing November 18, 2010 Decision within 65 days after close of P.H.)
Mr. Jeffrey was present to speak about the application. He stated he would like to use the space as his local office. He stated that he would not be seeing clients, no sales and no signage will be needed for the office space. No additional employee.
M. Masinda closed the Public Hearing.
ZBA2010-5 Application for front yard & 14’4” side yard variance to sections 8.02 & 4.05 to build a 24’X28’ garage at 52 Cemetery Road (Map 25 Lot 6 Zone R80) Owner/Applicant: Patrick & Patricia Letourneau (Received October 20, 2010 Public Hearing November 18, 2010 Decision within 65 days after close of P.H.)
Mr. Letourneau was present to speak about the application. Mr. Letourneau explained to Board Members that he would like to build a 24X28 garage. Part of the garage would be in front of the house and within the side yard setback. A hardship exists because of the location of the septic system and wetlands on the property.
Board Members discussed the distance from wetland and distance from well.
M. Masinda continued the Public Hearing and a site walk was set for Saturday at 3:00.
