Public Hearing:
Chairman Masinda called the Public Hearing to order at 7:30 member seated as above. File #2007-05 Application for a 40 ft front yard variance to increase the bulk by adding 2nd story livable area at 2 Ruby Road (Map 23, Lot 14, Zone R80 Owner/Applicant Phil Perron.(Rc’d 5-10-07 P.H. 6-14-07, dec. within 65 days after close of P.H.)
A site walk was held on June 11, 2007; Mark Masinda and Norman Wilson said that they attended.
Phil Perron was present at the public hearing. P Perron went over the plans he had submitted and explained to the Board members what he was going to do. He stated he would be increasing the cubic content and not the square footage of the second floor.
N Wilson stated that if the plans were approved that they could not be modified, that, P. Perron would have to adhere to the plans.
B Semprebon asked if the ridgeline would remain the same P. Perron stated that it would but it would be going up about 4 and a half feet. It will have a hip rooflines.
The Board member discussed the amount of variance that would be needed to do the work on the house.
M Masinda asked if there was anyone present that would like to speak either for or against the application.
Bob Shabot stated that he was President of the Willington Historical Society and he was also representing the Willington Historic District Commission. He stated that he would like to talk about the proximity of 2 Ruby Road to the Willington Historic District and the compatibility of the architure to the historic district. B Shabot made reference to the towns PoCD section 4.7. He stated that the Historic Commission relied on the property owner’s goodwill to maintain appearance and compatibility of the structures adjacent to the historic property.
N Wilson made a motion to close public hearing, A Poole seconded Voted: All in favor
Hearing closed at 7:52
Regular meeting:
B Semprebon made a motion to change the order of business and conduct Old Business first N Wilson seconded. Vote: All in favor.

The Board Member discussed the amount of variance needed for the application, the style of the roof and the comments made by B Shabot President of the Willington Historical Society.
The hardship is non-conforming structure, as it exists.
A Poole made a motion to approve a 25’front yard variance to increase the bulk of the existing structure at 2 Ruby Road as proposed within the plans submitted to the Zoning Board of Appeals for the hearing on June 14, 2007 Perron 2 Ruby Rd ¼ per Foot Scale Date 5-7-07 1st Floor Plan Existing
A brief discussion was held.
Brian Semprebon seconded. Vote: All in favor. Motion carried.

A Poole stated for the record that they would like copy of the April 12, 2007 Amended Minutes.
