A.  Call to Order
Matt Ellis called the meeting to order at 7:37 p.m.

B.  Roll Call

New Business

Review of proposed Subdivision Regulations.

A discussion was held on the definitions.  Buildable area was discussed and the commission agreed to add the wording from regulation 4.04.02.04.  A discussion was held on Common Driveway and the commission agreed to add vehicular to the definition.  A discussion was held on Unbuildable and updating the definition per the attorney’s comments.

A discussion was held on Section 3.01 and adding requirements for approval of subdivision to this section.  Staff will review this with the attorney.  

A discussion was held on section 3.03.01.k and why this was changed to 6 acres.  The commission agreed to change the acreage back to 5.  

The commission discussed section 4.01.c – Preliminary Layout – and agreed this section should read “slopes greater than 20%”.

T-2 and T-3 Standards were discussed and asked staff to make the decision on the standard that would best apply to the regulations.

The commission discussed the regulations that require the Town Engineers approval and agreed that they would like to have the approval, in writing, on all the regulations that he has reviewed.  

Section 5.03.03 was discussed in regards to two family dwellings.  S. Yorgensen said you can do a 2 family dwelling in a subdivision with a special permit.  The commission discussed removing the existing wording and referring to the definition of buildable area.  
On Section 5.09, the commission agreed to change the acreage from 1 acre to 1/3 acre.

On page 63, Environmental Impact, the commission agreed to change the slopes to greater than 20%.  

A discussion was having the Town Engineer, Fire Marshal, Health District, Attorney and Staff reviews the regulations.  M. Ellis asked for a completed document and would like a meeting scheduled for 6/10/09 at 7:00.  J. Poole will make modifications to the proposed regulations, as discussed, and send them to S. Yorgensen for distribution.  

Peggy DuPilka will call and email the commission members to remind them of the upcoming Subdivision Regulations meeting a couple days in advance.
