MINUTES
December 11, 2003
PUBLIC HEARINGS:
Hearing opened at 7:30 p.m. Present for meeting were members: R. Maloney, C. Deskus, T. Smith seated for C. Csiki, N. Wilson seated for R. Manaskie. David Lytwyn present for application.
File #2003-21 – Application for a front line variance to extend width of porch roof to cover handicap ramp on property located at 163 Ruby Road (Map 38, Lot 25A, R80) Owner: Ellen Lytwyn; Applicant: David Lytwyn. (Received 11/13/03; Hearing by 12/11/03, Decision by 2/12/04).
Members and Mr. Lytwyn discussed distance from center line of road and decided that a 20’ front line variance was needed.
No one present for or against application.

REGULAR MEETING:

CALL TO ORDER: Opened at 7:40 p.m.
PRE-APPLICATION:
Mr. Roland Savoir and Ms. Betty Cydylo came before the board, at the suggestion of Susan Yorgensen, to request that Mr. Savoir move his machine shop from New Britain to a 1650 s.f. space previously housing chickens on land owned by Ms. Betty Cydylo.
Ms. Cydylo explained that her father had received permits to use the chicken coops as storage so therefore the machine shop would be an extension of an existing non-conforming use.
Mr. Maloney explained that there would likely be an effect on zoning and he was not sure the use would be allowed. Mr. Maloney suggested that Mr. Savoir and Ms. Cydylo submit an application with all the accompanying documentation. The board would review the information at their next meeting and set a hearing date and site walk.
The board also requested more information on the machine shop.
File 2003-22 – Application for a rear line variance for a wood shed on property located at 377 River Road (Map 29, Lot 1, R80) Owner/Applicant: Merritt Knight. (Received 12/11/03; Hearing by 2/12/04, Decision by 4/8/04)
No one was present for the applicant. A site walk was scheduled for 1/3/04 at 2 p.m.
CORRESPONDENCE:
o An e-mail from Susan Yorgensen regarding the property on Latham Rd., owned by Ms. Cydylo.
o A memo concerning upcoming training for all commission members.
o A memo from Atty. Branse regarding the annual audit for year ending 6/30/2003.
o A memo from Ms. Jordan asking that more funds be allocated to ZBA to cover publishing legal notices.
MINUTES:
T. Smith made motion to approve November 13, 2003 minutes as presented. Mr. Deskus seconded. All in favor.
NEW BUSINESS:
o Ms. Annemarie Poole was interviewed by members as to her interest in becoming a member of the board.
OLD BUSINESS:

N. Wilson made a motion to grant a 20’ front line variance to extend the width of porch roof to cover handicap ramp with the hardship being the house is pre-existing and only 70’ from the centerline of Ruby Road. T. Smith seconded. Vote: All in favor.
DISCUSSION:
o Mr. Maloney asked that a letter be sent to the First Selectman requesting N. Wilson and T. Smith be accepted as full members.
o Mr. Maloney also requested Annemarie Poole and two other applicants be named as alternates and a letter be sent to the First Selectman requesting their appointment.
o Ms. Jordan will send a letter to R. Claus asking his intentions concerning his seat on the board.
o Mr. Maloney asked Ms. Jordan to research how much money needed to be allocated and compose a letter to the Finance Board explaining how much was needed and why.
ADJOURNMENT:
Motion made by R. Maloney to adjourn meeting, seconded by N. Wilson.
Vote: All in favor. Meeting adjourned at 8:48 p.m.
