Attendees:      Bruce Drucker, Roger Putnam, William Nicholson, Mick Lynch, Manny Heyliger, and Christine Bates, Committee Secretary.

Vice Chair Drucker opened the meeting at 7:00 p.m. and stated the meeting was being recorded.

11-17     Benevento, 124 State Highway Route 6, Map 47, Parcel 24:  Application for a Special Permit under WZB 6.1.5.1 to alter pre-existing nonconforming single family residence and WZB 6.21 for an affordable accessory dwelling unit.   The Board consisted of Bruce Drucker, William Nicholson, Manny Heyliger, Mick Lynch and Roger Putnam.  Attorney Ben Zehnder represented the applicant and stated the existing dwelling will have two additions, one of which will intrude further into the front setback.  The second dwelling will be for an affordable accessory dwelling unit.  The owners may consider running the cranberry bog, but Zehnder was not sure if they had the expertise.  The two sheds and fruit stand will remain.  The affordable unit will be approximately 1, 122 sq. ft.; however, the board requested the architect provide the actual dimensions and square footage of the unit with a stamped plan.  The board asked if the house could be relocated or the plans revised to avoid going so far into the front setback.  Attorney Zehnder requested a continuation to allow a discussion with the applicant.  Bruce Drucker moved to continue to July 7, 2011; seconded by Roger Putnam; passed 5-0.

11-06   Keegan, 935 Chequessett Neck Road, Map 19, Parcel 99, Applicaton to Amend Special Permit to add additional floor to previously approved first floor addition.  The Board consisted of Bruce Drucker, William Nicholson, Manny Heyliger, Mick Lynch, and Roger Putnam.  Attorney Ben Zehnder represented the applicant.  Builder Jim Nickerson and Mr. Keegan also came to the tale.  Attorney Zehnder stated the owner wanted to add a second story to the dwelling which will increase the dwelling to 2,300 square feet from 1,600 square feet.  At the present time, the current dwelling is not visible from the road.  Mr. Keegan provided photographs of neighboring dwellings which were much larger than his.  Attorney Zehnder stated there will be no additional bedroom(s) to the dwelling.  The addition will not create any additional environmental impacts and there will be no change in use.  The Board had questions regarding the existing and proposed floor plans, the impacts on the views from the road, the height of the proposed alteration, the number of stories and was there a possibility of a flat roof versus a peaked roof.  The applicant requested a continuation to July 21, 2011.  Bruce Drucker moved to continue to July 21, 2011; seconded by William Nicholson; passed 5-0.

Roger Putnam moved to approve the 04/21/11, 05/05/11 and 05/19/11 meeting minutes as amended; seconded by Bruce Drucker; passed 5-0.

Bruce Drucker moved to adjourn at 8:05 pm; seconded byi William Nicholson; passed 5-0.
