Chair Jacob opened the meeting at 7:00 p.m. and stated the meeting was being recorded.

11-11     Brandt, 216 Samoset Ave., Map 28, Parcel 93, Application for a Special Permit under WZB 6.1.5.1outside stairway and additional decking (Cont’d from 03/03/11)  At the request of the applicant, Roger Putnam moved to continue to April 7, 2011;  seconded by Mick Lynch; passed 5-0.

11-12   Jacobs / Posin, 249 Main St., Map 15, Parcel 60, Application for a Special Permit under WZB 6.1.5 for Alteration of existing non-conforming residential structure and section 5.4.3 to extend existing porch to exceed maximum allowable building coverage of 15%.   The Board consisted of Vern Jacob, Bruce Drucker, Mick Lynch, Roger Putnam,  William Nicholson.  Peter Coneen represented the applicant and gave an overview of the project.  He distributed  photographs of the dwelling and property.  He stated the house dates back to 1831 and the porch is one of the existing original structures.  He stated there are three structures on the property.  The current work being done on the dwelling has been permitted by the Building Department.  There will be a 3.3% increase in lot coverage.  William Nicholson asked if the applicant would be willing to eliminate the shed and Coneen stated there is limited storage.  There was a question as to what district the dwelling resides in.  Bruce Drucker stated this is one of the most nonconforming dwellings the Board has seen, which includes lot coverage, dwelling in setbacks, as well as buildings located on the lot line.   The addition of the porch is not extending any further into the setbacks.  Coneen requested a continuation to April 21, 2011 in order to discuss the project with the applicant.  Roger Putnam moved to continue to April 21, 2011; seconded by William Nicholson; passed 5-0.

Roger Putnam moved to approve the February 17, 2011 and March 3, 2011 amended meeting minutes;  seconded by Mick Lynch; passed 5-0.

Bruce Drucker moved to adjourn the meeting at 7:30 pm; seconded by Roger Putnam, passed 5-0.
