Minutes of 11/28/12
Ketchum moved to approve the corrected minutes of November 28, 2012.  McIlroy seconded, and the motion carried 5-0.

Application #13-01 Restoration & Rehabilitation of 335 Main St. Town Park
Wellfleet Preservation Hall representative Anne Suggs was present to discuss the application to restore and rehabilitate a portion of the 335 Main St. Town Park behind Preservation Hall.  The requested amount for the project is $20,000.  Peter Hall asked about the annual management reports from Preservation Hall.  Ms. Suggs provided a sketch of the area under consideration and the Preservation Hall Operating Budget from the previous year. 1   She explained that the patio extension is the big part of the expense.  It is needed to help with the turn space and to prevent further degradation of the lawn, she said.   Because the solar lights along the driveway have proven inadequate at night, the lighting request is included for safety reasons, Ms. Suggs said.  Preservation Hall has filed two applications with the Conservation Commission (ConsCom).  Lynn Southey of Open Space read into record Jan Plaue’s email message suggesting that a committee of representatives  from Open Space, ConsCom and the Town study the area in conjunction with the abutting Town-owned “Pocket Park.”  Anne Suggs said that Preservation Hall was not prepared to deal with a more comprehensive study at this time.  

Gary Sorkin moved to defer the decision until the next CPC meeting.  Deirdre Poole seconded.  CPC would like to see a maintenance plan for the 335 Main St. Park.  The motion carried 7-0

Report on Town Archives
Town Clerk/Treasurer Dawn Rickman reported on the start of the Town Records archives project.  

Pond Hill School Supplementary Funding Application #13-03
South Wellfleet Neighborhood Association and Social Union (SWNASU) president Chuck Cole and architect James Hadley presented a report on progress at Pond Hill School and an application2 requesting additional funding.  Sills and corner posts needed replacement; cedar shingles for the roof; plaster issues; and rusted-out nails all contributed to the increased cost of the restoration.  Chuck Cole said that research had shown that the original color of the building was red, and SWNASU would be restoring the red exterior.  The Massachusetts Historical Association has approved the decisions.  James Hadley enumerated the cost saving decisions that SWNASU had made.  

Vermehren moved to approve Application #13-03 for supplementary funding and move the application forward to Town Meeting.  McIlroy seconded, and the motion carried 7-0.  

Coalition Membership
McIlroy moved to renew the Wellfleet CPC membership in the Community Preservation Coalition.  Vermehren seconded, and the motion carried 7-0.

Project Updates
Lydia Vivante gave a brief updates on Hamblen Park restoration progress.  The goal is to start in the spring.  Gary Sorkin announced that the Buy Down program had an applicant who should be closing on a house in March.  Mary Rogers reported that the Historical Society Museum was progressing rapidly.

Agenda for the February 13, 2013 meeting will include: Preservation Hall’s Application #13-01 Project Updates, Minutes and Mail.  

Adjournment
Vermehren moved to adjourn.  Vivante seconded, and the motion carried 7-0.  The meeting was adjourned at 10:40 a.m.
