Minutes of Meeting May 9, 2012
Wellfleet Town Hall Hearing Room

Chair Peter Hall called the meeting to order at 9:32 a.m.

Minutes of 3/28/12
Jan Plaue moved to approve the minutes of March 28, 2012.  Ketchum seconded, and the motion carried 6-0.

Town Meeting Results
Committee members reviewed the success of the CPC Articles, all of which passed, at Annual Town Meeting on April 23, 2012.

Report on Hatch Cottage
Cape Cod Modern House Trust President Peter McMahon was present to explain his progress with leasing the Hatch Cottage, which had been approved in 2010.  He said that the CCMHT had only been able to work out a ten year lease with the National Park Service.  McMahon discussed the appraisal of the property that determines the rent CCMHT must pay the Park and presented spreadsheets* comparing three modern houses with leasing agreements.  

Agreements for New Projects
Agreements for the CPC applications approved at Town Meeting were planned.  The Hamblen Park agreement will be between the Town and the contractor.  Conservation Commission and the Historical Commission will also be involved.  The Historic Archives project and Hamblen Park agreements will be handled through the Assistant Town Administrator.  The agreement with the Wellfleet Historical Society will be arranged between CPC and the Historic Society.   The $127,000 for Housing will be transferred into the existing Housing Buy Down account, and the $100,000 for the Clover Property conservation restriction will be released at the time of that transaction.                                                                                                               

Pond Hill School Follow-up
Since Chuck Cole, South Wellfleet Neighborhood Association and Social Union President, had been before the CPC in March to discuss getting Massachusetts Historical Commission (MHC) approval of their chosen contractor for the Pond Hill School restoration, MHC decided to accept their choice, and SWNASU has been able to maintain their grant agreement with MHC and get the restoration project underway.  


Anticipated Projects
Jan Plaue said that Open Space might be submitting a proposal for a small project to be considered in the next round of applications.  

Term Renewals
Mary Rogers reminded CPC members to renew their terms with their respective boards or committees to keep up to date with their CPC designation.  

Agenda for Next Meeting
The next meeting will be held June 27, 2012. Agenda will include updates on projects and any anticipated projects.  

Adjournment
Plaue moved to adjourn. Sorkin seconded, and the motion carried 7-0. The meeting was adjourned at 10:30 a.m.
