PLANNING BOARD PUBLIC HEARINGS & REGULAR MEETING
TREMONT TOWN OFFICE

TUESDAY, FEBRUARY 10, 2015

1. CALL TO ORDER
        Meeting was called to order by Chairman Mike Ryan 6:12 pm.
2. ROLL CALL
Present were Chairman Mike Ryan, Planning Board Members Susan Snyder, Valerie Haynes, and Wayne Patton, CEO Debbi Nickerson, Mark Good – Islander, Linda Higgins, Keith Higgins, Paul Hollis, and Noel Mussen.
3. ADJUSTMENTS/ADOPTION OF AGENDA
        None
4. APPROVAL OF MINUTES: November 18, 2014
        Motion made by Susan Snyder, with second by Wayne Patton, to approve the minutes as written. Motion passed 4 – 0.
5. SUBDIVISIONS:
        None
6. NEW BUSINESS:
        A.      The Musson Group and GF Johnston & Associates, representatives for Paul Hollis have requested an informal hearing to discuss Mr. Hollis’ plans for the Morris                 Yachts property in Bass Harbor.
                The Planning Board opened the workshop at 6:20 pm.
                The Planning Board felt the Marina needed to be Commercial. It could have slips rented to the owners of the house lots as well as others. The Planning Board                    speculated that maybe condos would be a better option to the Cluster Development. Mr. Hollis agreed to investigate. The Planning Board interpreted the open                     space under Cluster Development in the Zoning Ordinance to mean that the open space needed to be in the same Zone as the small house lots. Mr. Hollis                interpreted the section to mean the open space was necessary to compensate for the small house lots and the Zone was unimportant. The Planning Board asked              CEO Debbi Nickerson to check with MMA Legal. Valerie Haynes left the meeting at 8:00 pm. Once she left there was no longer a quorum.
7. OLD BUSINESS:
        A.      Review findings of fact regarding the Planning Board’s November 18, 2014 review of a Building Permit Application submitted by Susan Edson to install beach                    access stairs on property located at 146 Tremont Rd.
        B.      Review findings of fact regarding the Planning Board’s November 18, 2014 review of a Building Permit Application submitted by Jeffrey Rich demo a 6’ x 30’                        deck and construct a new 65’ x 16’ deck (after the fact) at 1 Granville Rd.
