MINUTES OF PLANNING BOARD

A Public Hearing was opened by James Deming, at 7:07 pm., on an application for a Special Permit for Bell Atlantic Mobile of Massachusetts Corp., Ltd d/b/a Verizon Wireless, for the temporary substitution of one antenna panel from Verizon Wireless’ existing array and replacement with a smaller antenna in the same location. At a later date, the antenna will be switched back to the original antenna. The expected date of the switch back is early to mid January, 2008.
o Notices were sent to all abutting property owners and replies were received from four (4). Those replying by mail had no objection to the proposal.
o No one appeared to voice an objection to the project.
o The Public Hearing was closed at 7:12 p.m.
Old Business:
Minutes of meetings of 8/20/07, 9/17/07 and 10/15/07 were approved as written.
Verizon Wireless Application: Since a quorum of four is needed to vote on Special Permits, no action was taken on the application of Verizon Wireless.
o Denis Cormier, representing Camp Kinderland, 1543 Colebrook River Road, Map 401, Lot 3, applied for Site Plan Approval to build a bunk house.
o The bunk house is to replace a trailer being used temporarily to replace a dormitory destroyed by fire.
o The bunk house will be 34’ x 45’ and will accommodate 20 children.
o All setbacks will be meet.
o Application approved by the three members present.
Joan Henderson applied for Site Plan Approval for the construction of a 48’x20’ greenhouse on her property on the North side of Route 57, Map 409, Lot 5.1.
o All setbacks will be meet.
o Site Plan Approval was granted for a Farm Accessary Building by a “yes” vote of the three Board Members in attendance. No fee was required.
New Business:
Michelle Messenger appeared before the Board with questions regarding the effect of adjoining a back lot to her present lot (Map 409, Lot 4, 492 New Boston Road), via the acquisition of connecting property. The front lot is a pre-existing, non-conforming lot with 175 feet of frontage on New Boston Road. It is in the ARII zone which required 275 feet of frontage. The back lot has no frontage. If attached to the front lot, it could contain auxiliary structures; but, no house would be permitted on the lot.
Mary Bredenforder applied for Site Plan Approval for construction of a 27 x 52 foot house on the South side of Rt 57, Map 403, Lot 7.4 James Deming recused himself. Since only two members remained, and three votes are needed to approve a Site Plan, a special meeting of the Planning Board will be held to act on this application.
Meeting was adjourned at 7:48 p.m.
