Public Hearing ; Multy Family Dwelling, 250 Harvey Mountain Rd.
Property owner Mr. Loadsin was present with his attorney to speak for him about violations and concerns of his neighbors. He brought up that he had been speaking with the town attorney, Thomas Locke , about the case pending over the violations of running a boarding house with out a permit and safety violations. Also if the Planning Board could come to some resolve a court date might not be necessary. Mr. Loadsin also mentioned the cost of his residence and how this would help him afford his home.
10 neighbors and abutting property owners were also present. Some of the concerns about having a rooming house in their neighborhood are s follows;
Police complaints over the past year.
Increased traffic in the area.
Increase cost to the town if rented to families with school age children.
How will the renter conduct background checks on future residents.
Trespassers on abutting properties.
Amount of time it would take to evict renters if there was problems.
Number of vehicles parked on the residence.

Mr. Parrette brought to the attention of the board by having a rooming house or multi family dwelling would preserve the rural atmosphere and condition of the property. If the property were to go on the market any developer could brake it up and throw in multiple dwellings.
Steve McAllister mentioned to the board that it could limit the amount of parking and have a renewal time limit on the permit.

Special Permits
Ruth Ruby, 15 Lands End Drive, Variance of building code on setback. Consensus of the board was that it seemed to be a normal request considering all other properties in the area of Lands End.
A vote was taken . All members approved.
Guy & Barbara Praire, 28 Ridge Road, Expand Kitchen , An addition to the kitchen would bring property setback less than code.
Variance denied.
Dave Picard 221 Moreau Rd, Permit for adding walk-in closet to existing structure. Approved by the Board. Check for the amount of $22.40 will be paid at a later date.
Jim Joyce brought to the Boards attention that the new Town Bylaw Committee had misprinted the Planning Boards item that we had discussed with at our last meeting. We reviewed last months minutes and reconfirmed what he thought. He was going to inform them and have it taken off the warrant for approval as written by committee.
