Village of Tarrytown – Special Meeting
March 30, 2009     6:30 p.m.

PRESENT:  Architectural Review Board:  Chairman Perry; Members Byrnes,
                    Carr, Lambert, Mignogna
                    Planning Board:  Members Aukland, *Raiselis (late); Tedesco

PUBLIC HEARING – FERRY LANDINGS, LLC (HUDSON HARBOR) – 129 WEST MAIN STREET

PLEASE TAKE NOTICE that the Architectural Review Board and Planning Board of the Village of Tarrytown will hold a public hearing on Monday, March 30, 2009, at 6:30 p.m. at the Municipal Building, One Depot Plaza, Tarrytown, New York, to hear and consider an application by:

Tarrytown Waterfront, LLC (Ferry Landings/Hudson Harbor)  
129 West Main Street
Tarrytown, New York   10591

To consider the application for amended site plan approval and amended architectural plan approval for the clubhouse building at Hudson Harbor.  Said change is for windows, roof line and façade.

The property is shown on the Tax Maps of the Village of Tarrytown as Sheet 1, Lot 3, Parcels P-16, P-17, P-18, P-19 and is located in the Waterfront General Business District (WGBD)

Documents are available for inspection in the Building Department. All interested parties are invited to attend and be heard.  Access to the meeting room is available to the elderly and the handicapped.  Signing is available for the hearing-impaired; request must be made to the Village Clerk at least one week in advance of the meeting.

The certified mailing receipts were submitted.

Mr. Paul Janos appeared on behalf of the applicant.  He stated they have submitted revised drawings for the east and west elevations of the clubhouse building.  They have increased windows in both elevations in order to allow more light into the building.  The rest of the building plan and footprint remain the same.  All materials are the same.

*Ms. Raiselis arrived and reviewed the revised plans with members of both Boards.

Mr. Tedesco questioned whether anyone present wished to address the Board on this matter.  No one appeared.

Mr. Tedesco moved, seconded by Mr. Aukland, that the hearing be closed.  Messrs. Tedesco, Aukland and Ms. Raiselis assented.

Mr. Tedesco moved, seconded by Mr. Aukland, that the Planning Board determines there will be no significant adverse environmental impact as a result of the proposed revisions.
Messrs. Tedesco, Aukland and Ms. Raiselis assented.

Mr. Tedesco moved, seconded by Mr. Aukland, that the Planning Board approves amending the site plan approval and architectural plan approval for the clubhouse building at Hudson Harbor to allow for the proposed changes in the windows, roof line, and façade.  This amended site plan is to be signed by the Planning Board Chair.  Messrs. Tedesco, Aukland and Ms. Raiselis assented.

Mr. Perry moved, seconded by Mr. Carr, that the hearing be closed.  Messrs. Perry, Carr, Mignogna, Ms. Lambert and Ms. Byrnes assented.

Mr. Perry moved, seconded by Mr. Carr, that the Architectural Review Board determines there will be no significant adverse environmental impact as a result of the proposed revisions.  Messrs. Perry, Carr, Mignogna, Ms. Lambert and Ms. Byrnes assented.

Mr. Perry moved, seconded by Carr, that the Architectural Review Board approves the changes to the southeast and southwest elevation of the clubhouse building at Hudson Harbor, with materials essentially being the same.  Messrs. Perry, Carr, Mignogna, Ms. Lambert and Ms. Byrnes assented.
