Mr. Tedesco chaired the meeting.
PRELIMINARY PRESENTATION – C.M. PATEMAN & ASSOCIATES, CONTRACT VENDEE – PROPERTY CORNER OF FAIRVIEW AND ALTAMONT AVENUES
Mr. Tedesco stated this application is for the construction of a new single-family house on a vacant lot.
Mr. Chuck Pateman stated they will be submitting a full set of revised plans. They have had a slope analysis prepared and although they had not thought there were any slopes over 25%, they have discovered there are four sections in excess of 25%. These are very slightly over – 26.9%, 26.6%, 25.1%, and 26.9%. This property was subdivided by the Planning Board in the early 1990s and two lots were created which were purchased by two different people. Elevation drawings are being refined. The house will face the intersection. They are preparing a landscaping plan and will have trees along both street frontages.
Mr. Aukland stated whatever variances will be requested should be shown. He stated he has a concern about the height. Mr. Pateman stated the elevations will show the actual height and how the house will meet the code in regard to height.
Mr. Tedesco stated the Board would like to see the elevations relative to the homes in the area to see how this house will fit with surrounding homes. “I also want a feel of how high the house will be relative to someone standing on the street.”
In regard to steep slopes, Mr. Tedesco stated he would like to know the area of steep slopes, the volume of steep slopes, and the percentage of footprint of steep slopes. Mr. Pateman stated they will be showing all the slopes – even those not covered in the code.
Mr. Tedesco moved, seconded by Mr. Aukland, and unanimously carried, that the Board declares its Intent to the Lead Agency on this application.
Mr. Tedesco moved, seconded by Mr. Aukland, and unanimously carried, that the Board establishes an escrow account in the amount of $2,500 on this application.
Mr. Tedesco moved, seconded by Mr. Aukland, and unanimously carried, that the Board sets a public hearing for April 23, 2007, on this application.
