Regular Meeting
April 20, 2011 8:00 p.m.

PRESENT:        Acting Chairman Mignogna; Members, Mrs. Byrnes, and Ms. Greenwood

ABSENT: Mr. Perry, Mr. Carr and Ms. Pinckney

ACADIA NODDLE – 124 WILDEY STREET

The Board reviewed plans of a new freestanding directory sign on Cortlandt Street.

Acting Chairman Mignogna questioned whether anyone wished to address the Board on this matter.
No one appeared.

Mrs. Byrnes moved, seconded by Ms. Greenwood and unanimously carried to approve a new freestanding sign on the Cortlandt Street side 13’ 4” high by 55” wide at 124 Wildey Street as shown on the plans received by the Building Department April 20, 2011.

JP MORGAN CHASE BANK– 360 SOUTH BROADWAY

No one appeared on behalf of the applicant.

SAMPAIO RESIDENCE – 66 JOHN STREET

The Board reviewed plans to replace existing fence.

Acting Chairman Mignogna questioned whether anyone wished to address the Board on this matter.
No one appeared.

“Sampaio – 66 John Street - I have reviewed this application to replace existing fence and determined the proposal appears to pose no significant adverse environmental impact.”

Ms. Greenwood moved, seconded by Mrs. Byrnes and unanimously carried to approve the replacement of existing fence including the small portion on the north front side of the residence at 66 John Street as shown on the plans received by the Building Department March 3, 2011 subject to approval by the Police Department.

FORLENZA RESIDENCE – 5 EMERALD WOODS

The Board reviewed plans to install a 5 foot high fence along the rear and north side of the property and a 4 foot high gate.

Acting Chairman Mignogna questioned whether anyone wished to address the Board on this matter.
No one appeared.

“Forlenza – 5 Emerald Woods - I have reviewed this application to install a 5’ high fence along the rear and north side of the property and a 4’ high gate and determined the proposals appear to pose no significant adverse environmental impact.”

Ms. Greenwood moved, seconded by Mrs. Byrnes and unanimously carried to approve the installation of a 5 foot high fence along the rear and north side of the property and a 4 foot high gate at 5 Emerald Woods as shown on the plans received by the Building Department March 3, 2011.

BARKLEY RESIDENCE – 21 WARREN AVENUE

Christina Griffin, architect, reviewed with the Board reviewed plans for a one story extension for a new porch, entry and kitchen extension.

Acting Chairman Mignogna questioned whether anyone wished to address the Board on this matter.
No one appeared.

“Barkley – 21 Warren Avenue - I have reviewed this application for a one-story extension for a new porch, entry and kitchen extension and determined the proposal appears to pose no significant adverse environmental impact.”

Mrs. Byrnes moved, seconded by Ms. Greenwood and unanimously carried to approve a one story extension for a new porch, entry and kitchen extension at 21 Warren Avenue as shown on the plans received by the Building Department March 22, 2011.

DENARDO PROPERTY – 1 EMERALD WOODS

The Board reviewed plans of a new single family residence.

Acting Chairman Mignogna questioned whether anyone wished to address the Board on this matter.
No one appear___

“DeNardo – 1 Emerald Woods - I have reviewed this application for a new single family residence and determined the proposal appears to pose no significant adverse environmental impact.”

Mrs. Byrnes moved, seconded by Ms. Greenwood and unanimously carried to approve a new single family residence at 1 Emerald Woods as shown on the plans received by the Building Department March 25, 2011.

BARTOLACCI RESIDENCE – 67 MILLER AVENUE

The Board reviewed plans for an addition and alteration.

Acting Chairman Mignogna questioned whether anyone wished to address the Board on this matter.
No one appeared.

“Bartolacci – 67 Miller Avenue - I have reviewed this application for an addition and alteration and determined the proposals appear to pose no significant adverse environmental impact.”

Ms. Greenwood moved, seconded by Mrs. Byrnes and unanimously carried to approve an addition and alteration at 67 Miller Avenue as shown on the plans received by the Building Department March 28, 2011.

MR. NICK’S BRICK OVEN – 21 NORTH BROADWAY

The Board reviewed plans to replace existing signage.

Acting Chairman Mignogna questioned whether anyone wished to address the Board on this matter.
No one appeared.

Mrs. Byrnes moved, seconded by Ms. Greenwood and unanimously carried to approve replacement of existing signage at 21 North Broadway as shown on the plans received by the Building Department March 30, 2011.

APPROVAL OF MINUTES

The minutes of the Architectural Review Board’s March 16, 2011 and April 20, 2011 meeting will be approved at the May 18, 2011 meeting.
