PUBLIC HEARING – COUNCIL CHAMBERS – 7:30 P.M.

Appl 04-33P, Corner Meadow LLC, request for special exception to Article 4.1.12 and 4.3.11 and site plan of development for approval of an 18 unit senior residence development, to be known as “River Walk”, on 11.91 acres located on the northwesterly corner of Sullivan Ave. and Pierce Road, RR zone (Continued from 6/8/04)

Commissioner Kennedy disqualified himself from this application.

Peter DeMallie of Design Professionals and design team for the project responded to Commission and public questions. The public hearing was closed.

CALL TO ORDER:
The regular meeting was held in the Madden Room opened by Commissioner Wentzell.

MEETING CONTINUATION:
Motion to extend the meeting beyond 10:00 p.m.
Was made by Commissioner Pacekonis
Seconded by Commissioner Larsen
The motion carried
The vote was as follows: unanimous.

Commissioner Sullivan sat for Commissioner Kennedy.

NEW BUSINESS:
Discussion/Decision/Action regarding the following:

Appl 04-36P, St. Francis of Assisi, request for site plan approval for an addition to the existing church and construction of a rectory and garage, on property located on 673 Ellington Road, RR zone

Commissioner Kennedy disqualified himself from this application.

Motion to approve the application with modifications
Was made by Commissioner Choate
Seconded by Commissioner Larsen
The motion carried
The vote was as follows: unanimous

Jesse Marselli – preliminary discussion regarding automotive general repair shop at 179 Commerce Way, I Zone (see attached letter)

It was the consensus of the Commission that this was an appropriate use for this location.

RSK-Kellco, Inc. - preliminary discussion regarding new subdivision

It was the consensus of the Commission that a fee in lieu7 [of open space proposal was desirable in this location.

Appl 04-04P, Grandview Terrace/Metro Realty Subdivision first and second 90-day extension for the filing of mylars

Motion to approve the extension for filing of mylars
Was made by Commissioner McCann
Seconded by Commissioner Larsen
The motion carried
The vote was as follows: unanimous

Appl 04-35P, Elaine D. Gerlt, request for a 3 lot open space subdivision of 1.95 ac., to be known as “City Vista” Resubdivision, on property located on the easterly side of Felt Road, northerly side of Ridgefield Drive, AA-30 open space zone (Continued from 5/25/04)

Commission Pacekonis disqualified himself. Commissioner Finer sat for Commission Pacekonis.

Motion to deny the application
Was made by Commissioner Slicer
The motion carried McCann
The vote was as follows: 6:1; McCann, Finer, Choate, Wentzell, Slicer, Sullivan aye; Larsen, nay
