PUBLIC HEARING – COUNCIL CHAMBERS

Chairman Wentzell opened the public hearing at 7:35.  Commissioner Larsen read the legal notice as published in the Journal Inquirer.

Planning & Zoning Commission comprehensive review of sign zoning regulations per Section 17.3, Amendment Procedures

Several members of the public spoke regarding the sign regulations.  The public hearing closed.

CALL TO ORDER:

Chairman Wentzell call the regular meeting to order.

There was no public participation for items not on the agenda.

NEW BUSINESS:

Discussion/Decision/Action regarding the following:

Appl 04-21P, Electro-Methods, Inc., request for site plan modification for the construction of a 29,700 sf building located on the westerly side of Nutmeg Road North (behind existing building at 519 Nutmeg Road North), northerly of Governor’s Highway, I zone

Jonathan Festa presented the application to the Commission.  The Commission had a general discussion.

Seconded by Commissioner Kennedy
The motion carried
The vote was as follows: unanimous

Appl 04-10P, Quarry Brook SRD, request for a special exception to 4.1.12 and site plan approval for a 6 unit Senior Residence Development for property located on the northerly side of Pleasant Valley Road, westerly of Clark Street, RR zone

The Commission had a discussion regarding the application.

Berry Patch Change Order request for full driveway access from RT 30

Karen Isherwood presented the change order to the Commission regarding the access to the Berry Patch development.  The Commission had a general discussion.

David Wolff, 19 Welles Lane, request to cut trees in conservation easement (continued from 3-23-04)

The Commission discussed the removal of trees in the conservation easement.

Motion to allow homeowner to remove tagged trees within the conservation easement and require the homeowner to plant 4 evergreens (Mountain Laurel, Norway Spruce, or Rhododendrons) location and size to be determined by Town Staff

Appl 03-28P, The Shops at Evergreen Walk – review of elevations for building 500C

Leonard Getz with Elkus Manfredi Architects and Alan Lamson, FLB Architecture and Planning, presented to the Commission the revised elevations for building 500C.  There was a general discussion of the Commission.

Rob Mannarino, Mannarino Builders, Inc., presented to the Commission an alternative open space plan for Appl 04-06P, Joseph Lanes Estates.  It was indicated there would be another informational review.
