Chairman read the legal ad.
Mr. Votruba presented the less than 100 acre plan which Mr. Blair would like to subdivide into lots. The hearing tonight is to consider a special permit for 3 estate lots.
Each have 50 feet minimum frontage with required area. A driveway easement exists to serve 1 house and a driveway is being proposed to service another 1 or 2 houses. This was illustrated on the plan.
Public comments:
- Why isn’t there simply an access road? Response: This would be very expensive to build.
- What is the buffer zone of the tree lines between the lot line? How many trees will be removed? Response: As few as possible to put the driveway in.
- Have all lots passed the perk test? Response: Yes
Same abutter is concerned with her pet pond (doesn’t want to drive pets away)
- A question was raised regarding a potential driveway. Response: Mr. Votruba stated that he will have to apply for a common driveway after which the next step would be to go to the Conservation Commission, etc.
- Chairman explained the basic purpose of the estate lot application is to provide people who have large lots of land the opportunity to have frontage decreased to 50 feet). Discussion ensued
- Abutter purchased 4 acres of the 99 acres but does not have iron pins on it.
Dick stated that boundary markers should be on the lots.
- What is the proposed dimension of the driveway? Response: 18 feet wide
- Would contractor be willing to do a water test before and after? Response: Julian will forward the comment.
There being no further questions Dick moved to close the hearing, Addison 2nd, all in favor.
