Hearing opened at.7:30pm




OPEN SPACE:

Julian Votruba presented plan which is for open space conceptual design. Mr. Gasparoni purchased the property, will live there and would like to make it into a residential property. There are 7 lots. Applicant will have 63 acres of open space land which will not be built on. Access will be through driveways owned by homeowners. Julian stated the neighborhood will be pretty nice.




Mr. Redfied asked if the common land would be part of Mr. Gasparoni’s property and also questioned what could happen if he sold the land?

Julian stated land cannot be built on because of the conservation restriction. There will not be a homeowners association. Width of common driveways will be 18 feet and there will be a 9 foot grass median strip in between the 3 driveways.

COMMON DRIVEWAYS (2):

Mr. Votruba stated the applicant is requesting approval for one common driveway to service 3 houses and another common driveway to service another 3 houses.

Plan was reviewed.













Public comments:

Julian Votruba/Michael Gasparoni: There is an existing house next to the road that has its own driveway. Thickness of pavement 1 ½ inches to 2 inches (1 layer for now then finish eventually).




Fire Chief has a concern with access. He would like it cleared and wants to see a turnaround as well.




Mr. Gasparoni stated that he is concerned with the numbering. Ownership of the driveways will be shared. Each homeowner is responsible for 1/3rd.




Chairman's concern is if there would be a sufficient amount of area cleared at the base of the driveways for snow storage.




Mr. Gasparoni responded that yes, there would be cleared space.

All houses will have lawns and it will be opened up.




Addison moved to close on both open space and common driveway hearings, Dick 2nd, all in favor.
