Petition for special permit for F&S Auto Repair,
        John Diethelm, owner, 184 Worcester Road

Minutes and Decision

        The Princeton Zoning Board of Appeals held a Public Hearing on October 19, 2017 in the Town Hall Annex to consider the Petition of John Diethelm for property located at 184
Worcester Road, Princeton (Assessors map #16, Lot 1). The Petitioner sought a special permit, as prescribed by the Zoning Bylaws Section IV., subsection 1.(J)(a), to allow a vehicle repair operation in the Business District.  

Board members present were Chairman John Puricelli, Jesse Weeks and Christopher Walton.

The chairman opened the hearing at 7:30 P.M.  Mr. Diethelm, owner/operator of F&S Auto Repair in Holden, explained how he was seeking to move his automotive repair business to 184 Worcester Road in Princeton.  He stated that he did not intend to park unregistered vehicles at the property.  Property owner Bruce Jacobson presented a schematic of the building and surrounding site.

In response to the Board, Mr. Dietholm said that his intended hours of operation would be 7:00 A.M. to 6:00 P.M. from Monday through Friday.  He indicated that he might also work occasionally on Saturday mornings.  Finally, he stated that he uses specific contractors to pick up waste liquids and scrap metals.

At 7:35 PM the chairman closed the petitioner’s portion of the hearing to allow testimony by members of the public. Several residents were present and spoke in favor of the proposed project, including Ken Knowles of 169 Worcester Road and David Utter of 36 Stagecoach Road.

At 7:40 P.M. the Chairman closed the public input portion of the hearing and read a letter of support, with suggested conditions, that had been submitted from the Planning Board.  After deliberation, the Board voted unanimously to allow the issuance of a special permit subject to the following conditions:

  • The hours of operation would be limited to the period of 7:00 A.M. to 7:00 P.M. Monday through Saturday, and noon to 7:00 P.M. on Sunday.
  • No more than four unregistered vehicles could be parked outside of the business at any time.


  •  Any installation of outside light fixtures would be limited to only downward-facing illumination.
Appeals, if any, should be made pursuant to Section 17, of the Massachusetts Zoning Act, Chapter 40A and shall be filed within twenty (20) days after the date of the filing of this decision with the Town Clerk.
