Variance for relief from front lot setback requirements at 20 Allen Hill Road

Minutes and Decision

        The Princeton Zoning Board of Appeals held a public hearing at the Town Hall on Thursday, July 27, 2017 at 7:00 PM to hear a petition for a dimensional variance from Charles and Charlotte Steele.  Their property is located at 20 Allen Hill Road, Princeton, Massachusetts on Assessors map #12A, Lot 5.

The petitioner sought a variance, pursuant to M.G.L. Chapter 40A, sec. 10 and Section VIII, subsection 2(E), of the Princeton Zoning By-Laws, for relief from front lot setback requirements (Section VI, subsection 1(D)) to construct an attached garage which would extend, at its corner, 13.1 feet into the minimum fifty (50) foot setback.
Board members present were Chairman John Puricelli, Jesse Weeks, and alternate Larry Greene, Jr.  The Chairman opened the hearing at 7:00 PM, explained the procedure for a public hearing, and read the public hearing notice.

No abutters or other members of the public were in attendance.

The petitioners described the property as an antique two-story home. They seek to construct an attached two-car garage which would be 36.9 feet from the street right of way (49.5 feet from the edge of the pavement on Allen Hill Road).  The petitioners explained that, because the existing house was constructed within a cirque of ledge outcroppings, any other location for the garage would require extensive blasting.

The Steeles noted that an accessory building once occupied the proposed site for the garage.  In addition, they stated that the driveway for the new garage would represent a safety improvement over the location of their current driveway, which has minimal visibility when entering Allen Hill Road.  Finally, they stated that many other homes on Allen Hill Road are in close proximity to the roadway.

At 7:20 PM the Board began deliberations.  The Board voted unanimously to grant the petition as a de minimus departure from the Zoning By-Laws.
         Appeals, if any, should be made pursuant to Section 17, of the Massachusetts Zoning Act, Chapter 40A and shall be filed within twenty (20) days after the date of the filing of this decision with the Town Clerk.
