Applicant proposes to convert beauty salon into a dental office.  The premise is located in a RA2 zoning district.  Variances are required per Section 345-43, Part II, Dimensional Regulations:  Minimum 50’0” front yard setback required, 8.1’ existing and proposed.  Minimum 25’0” side yard setback required, 3.61’ existing and proposed.  Minimum 50’0” required for total of two side yards, 18.31’ existing and proposed.  Minimum 400 square feet usable open space with no dimension less than 20’0” required, 446 square feet proposed, however, one linear dimension is 14.7’.  Section 345-14(C), Schedule of Parking Spaces:  Total of eight (8) spaces required, six (6) spaces proposed.
