Mr. Michael Sciog represented his wife, Laurie Devitt, who requested a Special Permit per Section 205-25, Section A3, to enlarge, alter, and reconstruct a nonconforming structure and use, subject to Environmental Design Conditions in order to construct two additions, a sundeck, covered porch, and stairs. Mr. Sciog stated that the existing foundation does not have a footing and the mudroom is pulling away from the house. He explained to the Board how he would correct these two issues. The proposed sundeck will be an addition to the back of the deck and the existing patio will be raised which is located in the back of the yard. There will be a covered porch on the west side.

Don Bracken, of Bracken Engineering, Inc. represented the petitioners who requested a Special Permit per Section 205-17 Paragraph E3B to waive accessway requirements in order to construct a single-family dwelling. Mr. Bracken presented his proposal to the Board and answered questions pertaining to the existing well and septic system now on the property. Carol Ann Kramer, abutter to this property, explained to the Board that the house which is now on the site actually sits on her property. Mr. Bracken surveyed the applicant’s property and Mrs. Kramer has surveyed her property. The well is in the middle of the proposed road. Mr. Bracken stated to the Board that the house will be torn down and the well removed and that the proposed construction will correct all the property lines so that the Kramer family will be able to put their new
fence up correctly on their property line. Mrs. Kramer was in full support of the proposed changes.

Attorney Richard R. Cornetta, Jr., of Cornetta, Ficco & Simmler, P.C. of Franklin, Massachusetts represented the applicants who requested a Special Permit to modify original Special Permit No.1465 dated July 2, 1980 in order to enlarge an existing restaurant, kitchen, dining and bar areas. Atty. Cornetta explained the proposes which would expand the footprint of Building No. 11 by 600 square feet in order to modify and expand the restaurant’s kitchen. The enclosure of a portion of the existing outdoor patio space between Building No. 10 and 11, with a small six foot extension with water views, is proposed. This change will help to support the restaurant’s level of business and will provide a more suitable waiting area and will offer more privacy for patrons by creating a separation between diner tables. There will be a
dedicated vestibule area for patrons to wait inside for a table. There is no proposed increase to the seating capacity in the restaurant.
