Mr. Conner called the meeting to order and explained the procedures for the evening

Mr. Peck read the legal advertisement into the record

The petitioner requested a Special Permit per Section 205-40, Paragraph D1 subject to Environmental Design Conditions and a Special Permit per Section 205-18, Paragraph B3 and 4 to remove sand and to construct blueberry bogs on approximately 38.5 acres.
        
Mr. Peck then read a letter dated March 6, 2012 from the petitioner’s attorney Harold F. Moody, Jr., of Plymouth, MA requesting that Case No. 3659 be withdrawn without prejudice.

Mr. Main motioned to Withdraw Case No. 3659 without prejudice. Mr. Simpson seconded. Agreed unanimously (5-0).

Stephen Kotowsky of Webby Engineering Associates, Inc., Plympton, MA represented the petitioner. Mr. Kotowsky is in negotiation with a buyer for the property which is currently under construction. The potential buyer would like to extend the permitted 8 foot wide by 10 foot long deck along the left side of the house an additional 8 feet for a total of 8 feet wide by 18 feet long with an interior set of stairs.  

Mr. Peck motioned to approve the request for proposed minor changes in order to enhance the deck.  Mr. Conroy seconded.  Agreed unanimously (4-0)

Saint Bonaventure’s Parish

The petitioners are requesting a Special Permit per Section 205-17 Paragraph I1 and 2A to exceed the 35 foot height requirement, and a Special Permit per Section 205-23 Paragraph G(2) to waive parking space and driving lane sizes in order to erect a church steeple, church and bell tower, and to expand the parking lot.

Treff LaFleche of LDa Architecture & Interiors, Cambridge, MA represented the petitioner’ s and introduced Curt Quitzau, VHB Engineers and Kim Barnett, LDa Architecture & Interiors as his associates on the project.

Mr. LaFleche conducted a PowerPoint presentation explaining the proposals for the new church, parish hall, and education center. The presentation included proposed parking layouts and proposed driving lanes.  

The Petitioner has proposed 220 9-foot wide stalls with 24 foot driving lanes, 26 10-foot x 18 foot stalls with 25 foot driving lanes,  and an additional 44 spaces of which will be in an overflow lot on a grassy/gravel reinforced surface.

The Bylaw requires 10’ x 18’ stalls with 25 foot driving lanes in its parking design standards. In addition, the Bylaw requires 295 spaces and 8 as ADA Accessible.  The proponent is showing 309 spaces and 19 as ADA Accessible.

Mr. LaFleche, on behalf of the applicant, requested that the Special Permit to waive the parking requirements be withdrawn.

Mr. Main motioned to approve Case No. 3660 for a Special Permit per Section 205-17 Paragraph I1 and 2A to exceed the 35 foot height requirement.  Mr. Peck seconded.  Granted unanimously (5-0).
