Mr. Conner called the meeting to order and explained the procedures for the evening.

Public Hearing
#3593 – Luciano Noselli
             11 Russell Avenue

Sitting:  Peter Conner, David Peck, William Keohan, Michael Main and Ryan Mathews

Mr. Keohan read the legal advertisement into the record.

The petitioner requires relief to waive the side setback requirements and  to enlarge a non-conforming structure in order to construct a garage with a breezeway connected to the house.

Public Comment:  No public comment was offered.

Hearing Closed.

Vote:  Mr. Main motioned to Grant Case #3593 with conditions as stated. Mr. Peck seconded. Granted unanimously.

#3594 – Brian and Maureen Dunn
             5 Avenue B

Sitting:  Peter Conner, David Peck, William Keohan, Michael Main, and James Simpson.

Mr. Keohan read the legal advertisement into the record.

Mark Flaherty of Flaherty & Stefani, Inc., representing the petitioner, is requesting relief to waive the front and side setback requirements and to reconstruct a non-conforming structure on a non-conforming lot. Mr. Flaherty passed out a site plan and stated that the new house will be 34 feet high. He wants to increase the square footage.

Vote:  Mr. Peck motioned to Grant Case #3594 with Conditions as discussed. Mr. Main seconded. Granted unanimously.

#3592 – Marlete Rocha/Colsac Trust

Sitting:  Peter Conner, David Peck, William Keohan, Michael Main and Ryan Matthews.

Mr. Keohan read the legal advertisement into the record.

The petitioner represented herself and is requesting allowable use relief in order to open a Salon Boutique. The Fire Department has approved this use.

No Public Comment was offered.

Hearing Closed:

Vote:  Mr. Peck motioned to Grant Case #3592 without Conditions. Mr. Main seconded. Granted unanimously.

Administrative Note:
#3582 – S/F, LLC
             170 Water Street

A Letter was submitted to the Board from Flaherty & Stefani, Inc., representing the petitioner, providing information with respect to the Conditions of Approval for Conditions #1 and #2.  Mr. Main motioned to approve Conditions 1 & 2 as complete.  Mr. Peck seconded. Conditions 1 & 2 have been satisfied.

No further business came before the Board in Open Session.
