Mr. Conner called the meeting to order and explained to the audience that the Board had an urgent matter come up this afternoon and it would require an Executive Session and also stated the Board would be returning to open session.
A roll call was taken and the Board entered into Executive Session.
Mr. Conner welcomed everyone back and explained the procedures for the evening.
Public Hearing
#3572 – R. J. FERIOLI REALTY INC. and DAVID and SHELLEY BINDER
21 and 23 Alewife Road
Sitting: Peter Conner, Michael Main, David Peck, Ryan Matthews and Walter Kelley.
Mr. Peck read the legal advertisement into the record.
Attorney Betters, representing the petitioner, said that the properties are located on Alewife Road. The condominiums were created about 20 years ago. The petitioner’s are asking to create the two separate lots because of current banking regulations. It is extremely difficult to obtain a mortgage for attached houses, which technically are condominium units but in reality are treated like single-family homes. When these condominiums were created the banking industry was very different. The lots exceed the size requirements except the side setback is approximately 4’ from the lot line. If this petition is granted the lot would become traditional ownership.
No public comment was offered.

Mr. Peck made a motion to approve Case No. 3572 with conditions.
Mr. Matthews seconded.
Granted unanimously.
Informal Matter
#3569 – RONALD J. FERIOLI
Federal Furnace Road
Sitting: Peter Conner, Michael Main and David Peck.
Attorney Betters, representing the petitioner, said the Board approved the project about a month ago and required that the petitioner return with final landscaping plans depicting changes to the entrances and enhancements in the landscaping. Additional landscaping has been added to the front however it could not be as much as the Board may have expected because the right of way is located in front of the building. The gate can’t be blocked so the landscaping will be placed at both sides of it. White pines will block off the access to Billington Sea Road.
Mr. Main made a motion to accept Conditions No. 3 & 4 as completed.
Mr. Peck seconded.
Unanimously accepted.
No further business came before the Board.
