Mr. Conner called the meeting to order and explained the procedures for the evening. Congratulations were offered to the members appointed by the Board of Selectmen on Tuesday evening and flowers were presented to Mrs. Longo as a thank you for her 23 years of service to the Town as a member of the Zoning Board of Appeals.

#3535 – INLAND WESTERN PLYMOUTH 5, LLC

Mr. Peck read the legal advertisement into the record.
Attorney Angley, representing the petitioner, referred to a written presentation on file in the Zoning Board of Appeals office.
Jerry Sawyer, Poyant Signs, reviewed the signs as proposed on the plans presented to the Board. The petitioner can’t commit to the colors on the signs because the leases have not been signed. The height of Pylon A is 26’5” (175-SF); Pylon B is 21’ high (120 SF); Pylon C is 90 SF.
Attorney Angley continued with his presentation and said that the Petitioner would return to the Board with a plan showing the exact locations of the signs. There are four vacant stores with two more possibly going.

Attorney Betters, representing the petitioner, said that the property is located at 231 Taylor Avenue. The dwelling will be centrally located with 5.3’ on both side of the lot. There will be 3,000 square feet of habitable space in the new dwelling.
Mr. Parker, Land Management Systems, said the petitioner will locate the dwelling 25.5’ from the coastal bank. The front 10 feet of the house will sit on sono-tubes. The dwelling will be 32.5 feet high. The Design Review Board made a recommendation to change the bump in.
Attorney Betters said the architect prepared a plan per the Design Review Board’s comments and the petitioner is prepared to submit that plan tonight if the Board will accept that change.

Rich Stefani said that he moved the tables out front and enlarged the patio not thinking that he would need a special permit for the improvements. Mr. McAuliffe came by and told him that he would need to file for a modification and an application was submitted.
Attorney Angley continued with the presentation.

Mr. Main made a motion to approve Case No. 3535 subject to conditions. Stakes must be placed in the ground so the Board can view placement location prior to final approval. A final engineered plan for the site location of the pylon and way finding signs must be submitted for approval at an informal hearing. The Petitioner must demonstrate to the Board the signs that will be removed.
Mr. Peck seconded.
Unanimously granted.
