Mr. Conner called the meeting to order and explained the procedures for the evening.
Public Hearing
#3510– RICHARD RING - Hedges Pond Road
Sitting: Peter Conner, William Keohan, David Peck, Ed Conroy, and Marc Betti.
Mr. Peck read the legal advertisement into the record.
Attorney Angley, representing the petitioner, referred to a written presentation on file in the ZBA office.
Mr. Parker, Land Management Systems, reviewed the site plan and location of building. The footprint of the house is changing slightly and by doing so the house it pulled off the rear corner by 1.3’. The septic is approved for 4 bedrooms.
All of the professionals that have examined the house agree that the dwelling needs to be demolished.
Mr. Ring said that he would like to have a year-round home for his family.

#3516 – DARRIN DiSALVATORE - Tilton Street
Sitting: Peter Conner, David Peck, William Keohan, Edward Conroy, and Marc Betti.
Mr. Peck read the legal advertisement into the record.
Mr. DiSalvatore said that he received a building permit to put up a chimney. The Building Department used the plan I had and issued all the permits. After the chimney was started a complaint was received and work was stopped.
Mr. Parker, Land Management Systems, Inc., not representing the petitioner, was before the Board as a professional courtesy. John Alden Park was originally laid out in 1914 and the lots were not proportioned. No one could define anyone’s lot lines so the land was divided proportionately. When that was done some property lines changed from the original plan. Mr. DiSalvatore believed that his land ended some 20’ away from the dwelling.

# 3511- JOHN T. FERREIRA – 18 Savery’s Land and 207/209 Standish Avenue
Sitting: Peter Conner, David Peck, William Keohan, and Marc Betti.
Mr. Stefani, Flaherty & Stefani, said that the Board’s conditions have all been satisfied as depicted on the plans.
Mr. Peck made a motion to accept conditions as completed.
Mr. Betti seconded.
Unanimously granted 4-0.
VOTES:
#3510– RICHARD RING - Hedges Pond Road
David Peck made a motion to approve Case No. 3510 with the condition that the dwelling can not be any higher than 30’.
Mr. Keohan seconded.
Granted 4-1 Mr. Conroy opposed.
#3516 – DARRIN DiSALVATORE - Tilton Street
Mr. Conroy made a motion to grant Case No. 3516.
Mr. Keohan seconded.
Unanimously granted.
Mr. McAuliffe brought to the Board’s attention that the commercial building at the Plymouth Housing Authority was larger than what they were requesting.
The Board voted to have the petitioner come in to make a presentation so it could be decided if a Modification was needed.
No further business came before the Board.
