CASE NO. 3471 – STEPHEN L. THOMAS/ROCK SOLID CHOPPERS – LONG POND ROAD

Mr. Peck read the legal advertisement into the record.
Mr. Thomas said that he moved his business from Robert J Way to Long Pond Road and when he went to change his address on his license he was told he needed another special permit. Nothing has changed with the business except the location.

CASE NO. 3472 – BENCHMARK ASSISTED LIVING – SOUTH STREET

Attorney Serkey, representing the petitioner referred to a written presentation on file in the ZBA office.
Mr. Shaw, Associated Engineers, said that four parking spaces would be installed on the South Street side of the property. Addition would be in the back of the building. The property is on Town sewer.
Jon Hensen, Landscape Architect, said the addition is a one story addition. There is no change to the architectural appearance. Addition will project into the rear courtyard area. The courtyard will be planted with a walk way system. The spruce trees will be relocated and the buffer will be enhanced. There will be a net addition of three rooms.

CASE NO. 3476 – JEWEL TRUST – W. LONG POND ROAD

Attorney Abbott, representing the petitioner, said that demolition was on put on the original application because they were not aware the demolition was necessary.
Doug Coots, Architect for the project, said that the second floor was to low for standing space. The dwelling was not constructed to code. When the construct began it was realized that the demolition was necessary.
Mr. Wallace said the demolition part of the project was a communication error on his part. He did not realize that demolition on a non-conforming structure was a sensitive issue. The value of the building is in the foundation.
Mr. Flaherty, Flaherty & Stefani, said that the confusion at the Planning Board came from the fact that the next phase of the project was placed on the plan and submitted.
Mr. Wallace said the footprint of the dwelling will moved 7” closer to the lot line.

Ernest Opanasets – spoke in favor with the condition that the evergreen screening along the property line stay in place.

INFORMAL MATTER
CASE NO. 3401 – PLYMOUTH HOUSING AUTHORITY – COURT STREET

Attorney Angley, Gillis & Angley, representing the petitioner, said that the petitioner was required to return to the Board informally for approval of the plans.
Al Fine, Fine Associates, reviewed the plans as submitted. A split rail fence and dogwood as well as arborvitae along the Tassinari property will be installed. Two low site walls will be constructed at the entrances of the drives.
A discussion ensued between Board members regarding the connection of the internal sidewalk to the crosswalk on Colony Place.
Mr. Peck made a motion to accept Condition No. 1 as complete.
Mr. Main seconded.
Unanimously approved. 4-0
