MEMBERS PRESENT: Peter Conner, A. Wendy Longo, David Peck, William Keohan, Michael Main, and Marc Betti.
Mr. Conner called the meeting to order and explained the procedures for the evening.
CASE NO. 3465 – JOHN WELCH – PRISCILLA BEACH ROAD

Mr. Peck read the legal advertisement into the record.
Mr. Flaherty, Flaherty & Stefani, representing the petitioner, referred to a written presentation on file in the ZBA office. A third curb cut would be necessary if this petition is not granted. The existing driveway will be removed and grassed. Nothing on the ground will change only the ownership of the land will change.

CASE NO. 3466 – STEVEN D. CHOINIERE, SR. – AVENUE B

Mr. Peck read the legal advertisement into the record.
Mr. Flaherty, Flaherty & Stefani, representing the petitioner, said that the petitioner purchased the home in May 2007. The home is setback about 12-13’ from the front lot line. The petitioner would like to put a three story addition on the existing dwelling.

CASE NO. 3454 – PLYMOUTH REGIONAL ECONOMIC DEVELOPMENT FOUNDATION, INC. – HEDGES POND ROAD – continued from October 17, 2007.
Sitting: Peter Conner, Wendy Longo, David Peck, and Michael Main.
Mr. Conner asked the petitioner if he was willing to move forward with only four members sitting on the case because Mr. Richard had resigned.
Mr. Shaw, Associated Engineers, representing the petitioner, replied that he was willing to go forward with four members.
Mr. Shaw reviewed the petition and what was reviewed at the last hearing. 400,000 cubic yards of fill will be removed to lower the hill. The hill will be taken down to 28’ above the street level. Buffers will be left to shield the abutters. The closest neighbor is approximately 1200 ft away. The level of service will not be any worse or any better because LOS F is the lowest level of service. There will be 40 truck trips per day.

Mr. Shaw, in closing, said that approving this excavation is the closest way of getting the mitigation of the intersection completed.

Mr. Main made a motion to approve Case No. 3466 with conditions.
Mrs. Longo seconded.
Unanimously granted.
CASE NO. 3454 – PLYMOUTH REGIONAL ECONOMIC DEVELOPMENT FOUNDATION, INC. – HEDGES POND ROAD – continued from October 17, 2007.
Mr. Main made a motion to approve Case No. 3454 with the 20 conditions listed in the Planning Board recommendation.
Mr. Peck seconded.
Unanimously granted 4-0.
No further business came before the Board.
