Mr. Conner called the meeting to order and explained procedures for the evening.
CASE NO. 3438 – VERONA, LLC – SANDWICH STREET

Mr. Richard read the legal advertisement into the record.
Attorney Betters, representing the petitioner, said the site is at 89 Sandwich Street next to Mark Connolly’s. The petitioner would like to open a hair and beauty salon. The building was purchased in the early 80’s and used as an attorney’s office, dental office and music studio. The property was under agreement two years ago and a 21E showed a pocket of gasoline in the front yard. The property has been vacant for two years. The site has been cleaned up. Parking is in compliance with the by-law.

CASE NO. 3439 – SECURED REALTY INC. – STATE ROAD

INFORMAL MATTER
CASE NO. 3204 – BRADFORD C. CUSHING – LONG POND ROAD – Condition No. 3
Sitting: Peter Conner, A. Wendy Longo, Robert Richard, William Keohan, and Marc Betti.
Attorney Betters, representing the petitioner, said in a letter from this Board dated March 20, 2007 the Board required that the petitioner cooperate in a limited peer review process to determine whether the right-turn only ingress, as shown on the Site Plans, may be moved closer to the signalized intersection on the site. The peer review was completed and the conclusion was that the right-turn only ingress was in the appropriate location.
Mr. Richard made a motion to approve the location of the right-turn only ingress.
Mr. Betti seconded.
Unanimously approved.
The Board further required that the Petitioner submit a plan of the final design of the right-turn only ingress.
CASE NO. 3432– WOOD BUILDERS DEVELOPMENT REALTY TRUST – LITTLE SANDY POND ROAD
Sitting: Peter Conner, A. Wendy Longo, Robert Richard, William Keohan, and Michael Main.
Mr. Richard read the legal advertisement into the record.
Mr. Parker, Land Management Systems, representing the petitioner said that the petitioner is proposing to construct a two-family dwelling. Two family dwellings are allowed by Special Permit in the R25 zone. The lot consists of 50,000-sq. ft. Two single-family homes could be constructed by right. The dwelling will be setback 100’ from the road and a 160’ buffer will be established from Silent Spring Way. There are two catch basins on Little Sandy Pond Road. A 25’ buffer will remain on the east lot line. The four lots are sized for two-family dwellings.
Mr. Richard said that he would like to see a buffer on the west lot line.
A long discussion ensued regarding the buffers.
