Mr. Conner called the meeting to order and explained the procedures for the evening.
Case No. 3365 – Commerce Way Development – Plaza Way
Sitting: Peter Conner, David Peck, Robert Richard, A. Wendy Longo, and Michael Main.
Mr. Richard read the legal advertisement into the record.
Attorney Landry, representing the petitioner, said that the petitioner is proposing restaurant/office buildings on the out parcels. The landscaping will mimic Colony Place. Pedestrian access throughout. The 50’ landscaping buffer between the residential zone will be maintained.
Mr. Fabbino, Cubellis Associates, reviewed the site. All traffic will enter off Plaza Way. The curb cuts are already in place. The restaurants face Commerce Way. Pedestrians can walk to the restaurants and stores via crosswalks and sidewalks. Parking has been worked out between the restaurants.
Mr. Georges, Tomasi Nurseries, reviewed the landscaping.
Mr. Conner asked the petitioner why the office building was not included in the plans.
Attorney Landry replied that the project was going to be phased and the petitioner will return with plans for the office building when that phase is started.
Mr. Swerling, P.E., Bohler Engineering, reviewed the Chili’s design.
Mr. Holt, representing Bertucci’s, reviewed the Bertucci’s design.
Mr. Cabral, P.E., RAB Professional Engineers, Inc., reviewed the traffic and the need for a light at the intersection of Christa McAuliffe Blvd, Plaza Way, and Commerce Way.
A very long discussion ensued regarding the traffic impact.
Mr. Smith, Saxon-Partners, said that Colony Place was ready to go to bid for the traffic lights as part of the decision of the Board of Appeals, however, they have been told by the Town Engineer that he will not sign off or review the light at this time. Colony Place would have already gone out to bid.

Case No. 3368 – Richard and Sharon LaRosa – Martingale Lane

Mrs. LaRosa said that she would like to construct a freestanding three car garage. Pictures and signatures in support were submitted.

Case No. 3182 – Colony Place Phase 3 – Colony Village

Attorney Angley referred to a written presentation.
Mr. Jones, Carol R. Johnson Associates, reviewed the landscape. The Village will have a higher level of pedestrian access. The three buildings will be broken up by two parks. Fountains will be located at the parks.
Tim Tobin, Carter-Burgess, reviewed the architecture and elevations.

Mr. Richard made a motion to approve Phase 3 – The Village at Colony Place –
Mr. Main seconded.
Unanimously granted.
