MEMBERS PRESENT: Wendy Longo, Patrick Mulvey-Welsh, William Sims, Robert Richard, and Michael Main.

Mr. Sims called the meeting to order and explained the procedures for the evening.
Case No. 3297 – Robert Ankstitus – Taylor Avenue
Sitting: Wendy Longo, Patrick Mulvey-Welsh, William Sims, Robert Richard, and Michael Main.
Mr. Welsh read the legal advertisement into the record.
Mr. Ankstitus said that the legal advertisement was not correct the roof line change does not exist. The 81SF deck was not part of the petition. The gas tank was a safety issue. The gas supplier moved the tank and the deck. The permits were overlooked because of an error in communication.
Mr. Richard asked the petitioner why there was such a delay in the process.
Mr. Ankstitus replied that it was because of the miscommunication.
Mr. Sims asked the petitioner if the encroachment showed on the mortgage plot plan.
Mr. Ankstitus replied that it did not show because it was not his house on the plot plan.
No public comment offered in favor.

Mr. Hassan
Mr. Parker, Land Management Systems, told the Board that his firm did make an error in the siting of the lot lines. However, the error only concerned a small part of the property and does not involve the area of contention.
Mr. Richard asked the petitioner how many years the tank was in that position.
Mr. Ankstitus replied since 1998.

Case No. 3298 – STS8 Realty – Taylor Avenue and Pearl Street
Sitting: Wendy Longo, Patrick Mulvey-Welsh, Robert Richard, Michael Main, and William Sims.
Mr. Welsh read the legal advertisement into the record.
Mr. Parker, Land Management Systems, representing the petitioner said that the project is to convert the “Shore Store” to two residential units. The store is seasonal and can’t support itself. The residential change will be more conforming in use. The two units will require four parking spaces. The store will be completely torn down and the building will be pulled back from the street. The pervious area will be reduced. Egress will be from Asiaf Way. The septic system is large enough to accommodate the conversion.
Mr. Sims asked the petitioner if the tenants rely on the store.
Mr. Brown, the developer, replied that the store has been closed for at least six months.
No public comment was offered in favor.

Mr. Brown said that he had contacted a couple of the big convenience store chains and they were not interested in the location.

Case No. 3299 – Bolduc Realty Trust – Meadow Park Road
Sitting: William Sims, Patrick Mulvey-Welsh, Wendy Longo, Michael Main and Robert Richard.
Mr. Welsh read the legal advertisement into the record.
Mr. Shaw, Associated Engineers, representing the petitioner, the site is the subject of a contractor yard. Bolduc has been in business since the 60’s. The front of the building will be landscaped.
Mr. Sims asked the petitioner what will be stored on the site.
Mr. Shaw replied equipment and sand and gravel.
No public comment was offered.
VOTES:
Case No. 3299 – Bolduc Realty Trust – Meadow Park Road
Mrs.Longo made a motion to grant Case No. 3299 with the condition that the front of the building be landscaped.
Mr. Richard seconded.
Unanimously granted. 5-0
Case No. 3297 – Robert Ankstitus – Taylor Avenue
Mrs. Longo made a motion to continue Case No. 3297 to 7/13/05 at 8:00 p.m. for deliberation only. Mr. Manfredi will provide information on the LP Gas tank.
Mr. Richard seconded.
Unanimously continued. 5-0
Case No. 3298 – STS8 Realty – Taylor Avenue and Pearl Street
Mrs. Longo made a motion to grant Case No. 3298.
Mr. Welsh seconded.
Unanimously granted. 5-0
