Meeting
1. Call to order: The meeting was called to order at 7:37 PM.
2. Attendance: Members present were Don Verrill - Chair, Marianne Izzo-Morin - Vice Chair, Annie Pastore - Recording Secretary, Sharon Matthews, Janet Douglass and Beth Clark.
3. Quorum: Board had a quorum.
4. Secretary’s Report:

6. Administrative Appeal:
A. None.
7. Appeal for a Variance:
A. Richard Negus, Map U8, Lot 4, Appeal for a variance, for reduction in Shore line setback to 58.6 feet on the Western Side to Cobbs Cove & 59.8 feet on the Eastern Side to Thompson Lake. Darryl Brown, Maine Land Dev. Consultants, Inc. and Richard Dunton, Engineer from Maine Land are representing Richard Negus. *BOA members, applicant, and representatives, had a site-walk prior to meeting, to inspect the lot owned by Richard Negus. The Board will address the 4 Hardship Criteria.
1. “The Land in Question can not yield a reasonable return unless the variance is requested” Motion to accept. The appellant has shown evidence that if the property is unbuildable, the primary market for sale of the parcel would likely be recreation use this market would present a significant devaluation for the permanent camp market as presented in the appraisal included in Section 3 of the application submitted. ADP/MIM – Unanimous
2. “The Need for a Variance is due to the unique Circumstances of the Property and not the General Conditions of the Neighborhood”
Motion to accept based on the uniqueness. The appellant has shown evidence that the property is unique because of peninsula. MIM/ ADP –Unanimous.
3. “The Granting of the Variance will not alter the essential character of the Locality” Motion to accept. ADP/SM – Unanimous
4. “The Hardship is not the result of action taken by the appellant or a prior owner” Motion to accept. ADP/MIM. – Unanimous.
Therefore the Board of Appeals grants the variance for a reduction in the shoreline setbacks as follows on the Western Side of building footprint 59.8 feet from Thompson Lake according to the 4 criteria voted upon in the above paragraphs.
