I.        CALL TO ORDER

III.    REGULAR BUSINESS

A.      Minutes

MOTION to approve the minutes of the April 2, 2008 meeting as read. MADE By S. Aresco. SECONDED by J. Esty.  VOTED IN FAVOR, R. McIntyre, J. Esty, S. Aresco, R. Missel. OPPOSED: none; ABSTAINED: none; APPROVED: 4 -0-0.
        
         B.            Correspondence

Members’ packets contain the following: minutes from the Architectural Review Board, a copy of the budget dated 4/1/08, a note from Branse, Willis & Knapp announcing a new attorney, Brendan Schain, will be joining the firm, and a letter dated 3/28/08 from Donn Dobson, Fire Marshal re: Basic Life Safety Plan Review for Ziegler Resubdivision.

C.      Committee, Representative & Staff Reports

C. Nelson updated Commission members on the Cornfield Point road endings project. Granite posts have been installed in compliance with the plans, and members noted that they were pleased with the aesthetics of the posts and that they looked in harmony with the surrounding area.

A.       “Mule Residence” Special Exception & Coastal Site Plan Review
(6,930 t.f.a.)– 4.9ac.
7 River Edge Road (Map 64/Lot18), Residence AA-3 District, Gateway Conservation Zone
Applicant: Robert M. Mule, Trustee              Agent: Gary P. Sharpe, PE

In their packets, commission members received a memo dated 3/28/08 from the Zoning Commission re: “Mule Residence” Special Exception along with attached applications, Statement of Use, a Municipal Coastal Site Plan Review application and written findings and decision, and design and site development plans.

C. Nelson explained that because the house is over 3,500 square feet (it’s approximately 6,000 square feet), and because the house is in the Gateway Conservation Zone, it’s before the Planning Commission as a Special Exception.

Brooke Girty, architect, and Chris Caulfield, builder, presented pictures of the existing house, which they noted is over 100 feet from the water, and proposed plans for an adjacent three car garage.

R. McIntyre requested that a letter to be sent to the Zoning Commission stating that the Planning Commission has reviewed the plans from a Coastal Site Plan Review perspective and that they have no negative comments or objections this plan. He noted it was a straightforward plan which will be reviewed by the Gateway Commission before it is sent to the Zoning Commission.

Mule, Trustee, Agent: Gary P. Sharpe, PE. MADE by R. Missel. SECONDED by S. Aresco.  VOTED IN FAVOR:  R. Missel, J. Esty, R. McIntyre, S. Aresco. OPPOSED: none; ABSTAINED: none; APPROVED: 4-0-0

MOTION to amend the motion approving “Mule Residence” Special Exception & Coastal Site Plan Review (6,930 t.f.a.)- 4.9 ac., 7 River Edge Road (Map 64/Lot18), Residence AA-3 District, Gateway Conservation Zone, Applicant: Robert M. Mule, Trustee, Agent: Gary P. Sharpe, PE to include that it is “not inconsistent with the Plan of Conservation and Development.” MADE by R. Missel. SECONDED by S. Aresco.  VOTED IN FAVOR:  R. Missel, J. Esty, R. McIntyre, S. Aresco. OPPOSED: none; ABSTAINED: none; APPROVED: 4-0-0
