  • “Max’s Place”  Free-Standing Pylon Sign

Patrick Moore, on behalf of Pepin Associates presented.  Mr. Moore stated that the pylon ground sign currently includes Kohl’s, Big Y, Ulta Beauty, PetValu and Super Cuts.  Mr. Moore presented a rendering of Building B for Super Cuts and PetValu which will be situated on the West side of the building facing Spencer Plains Road.  

Ms. Missel asked for a sample of the actual color and materials for the signage.  

Mr. Moore stated that the colors reflected on the renderings are a close match to the tenant logo colors of choice, however Mr. Moore stated that he has no control over modifying the colors of those national logos.  Mr. Moore stated that the Kohl’s sign will be a brick red in color.  The Ulta sign will be a melon in color and there is a two inch bar between each sign on the free standing pylon ground sign. The anchor tenants will be Kohl’s, Big Y and Ulta Beauty. All of the signs will be back lit.

Mr. Brodeur noted that although the sign size and placement were previously approved, members are looking for actual samples of the sign colors.  

Brian Reeves, Fast Signs Franchise owner offered to reproduce a poster on a digital press with the true color.  

Ms. Missel suggested a neutral background for all of the signage and the signage letters displayed in the uniform color.

Ms. Costa made the following suggestions:  Mr. Moore inquire with Kohl’s to determine if they are aware that their sign does not match the color of building nor does it match the signage of the Anchor store signs; provide the ARB with the color of posts/ support structure; the Super Cuts and the Pet Valu sign color will blend; the letters on the pylon sign will be displayed in white lettering for all of the tenants. The background on the small signs will be uniform with the sign body on the pylon ground sign.

Elena Amoroso, Project Manager suggested that the Paul Loresce, sign maker reflect a background for the smaller signs that is a few tones darker than the anchor tenant signs. Ms. Amoroso suggested that the applicant return with a few renditions for the pylon sign and perhaps stipulate that any new, incoming tenants must conform with the uniform color standard of the sign.

  • “Ulta Beauty”  Wall, Awning & Window Signs

Applicant:  Arnco Signs and Elena Amoroso/Chipman Design Architecture, Inc.

Elena Amoroso presented on behalf of Ulta Beauty.  Ms. Amoroso stated that there are two parts to this application; one for a building sign which will be designed by Arnco Signs and a second application for a previously approved window awning. The applicant proposes that the awning display the Ulta logo. The applicant further proposes the installation of a window graphic.  

Ms. Costa stated that per the zoning regulations, Ulta Beauty may choose between having their logo on either the awning or on the wall sign, but not on both.  Ms. Costa stated that the proposed filmed glass on the Ulta Beauty store may only be covered over 25% of the window area and a logo over the filmed window is not permitted as it qualifies as two signs.  The proposed ribbon graphics are covering too much of the allowable percentage on the windows.    

Mr. Moore stated that the west elevation is the only portion of the façade that has the reflective film on the windows.  

Ms. Costa referenced Section 64 on the Town’s website which explains about the window signs and Section 9 which states the actual definition of what a window sign is and suggested that Ms. Amoroso refer to those sections for clarification on what is permitted.  

Members agreed that the proposed ribbon graphics for the window logo will be removed

Eric Arnco Signs presented on the letter layout, the installation and the LED illumination.  Mr. Arnco stated that the word “Ulta” will be a slate grey color and the word “Beauty” will be a dove grey color.  A dual color film is applied to create this illuminated sign. The sign will be grey during the day and when lit in the evening, the grey will create the illusion of a white sign.  
 
The Ulta wall sign was originally approved and the modification is for the awning and for the ribbon graphic.  Ms. Amoroso will contact Ulta and inquire if they wish to reduce the ribbon graphic to 25%.  

MOTION to recommend approval of “Ulta Beauty” Wall, Awning & Window Signs, Boston Post Road/Spencer Plain Road, Map 25/Lots 28, 29, 30, 32 and 32-1; Map 26/Lots 2, 6-10-6-11 and 6-12, for the allowance of the white ribbon on the awning and the omission of the Ulta lettering.  Consideration of the artwork on the window will be tabled to the July 14, 2014 ARB meeting; MADE by A.   • “Pet Valu Building Signs”   Wall Sign

Valerie Rogers, Starlight National Signs presented on behalf of the applicant.

Ms. Missel stated that she would like to see more consistency between the placement of the Pet Valu signs in correlation with the architecture of the building.  Ms. Missel suggested placing the sign directly over the door.  

Ms. Rogers stated that the sign background is a 2” deep aluminum pan and the channel letters are 5” deep internally lit LED.  Pan, channel lettering or the raceway

Mr. Brodeur suggested that the Pet Valu sign be centered with the third and fourth pediments.  Mr. Brodeur stated that there should be consistency between the signs with regard to the style and placement of the letters and Mr. Brodeur stated that he does not care for the aluminum black box on which the letters are proposed to be placed.  

Ms. Rogers stated that she is amenable with the elimination of the black box and the sign being comprised of raceway, channel lettering. Ms. Rogers will prepare an amended rendering and have available for the July 9, 2014 meeting with the following recommendations: Center the sign over front entrance and back sign over the gable and the black background omitted and the lettering will be raceway, channel lettering.

Mr. Brodeur stated that he would like to see a rendering with a wall elevation, the lettering and placement for this sign.  Mr. Brodeur stated that this sign should be consistent with the Pet Valu sign.  The lettering will be raceway, channel lettering.

MOTION to recommend approval of “SuperCuts” Wall Sign, Boston Post Road/Spencer Plain Road, Map 25/Lots 28, 29, 30, 32 and 32-1; Map 26/Lots 2, 6-10-6-11 and 6-12, of the design of the actual sign, the color and the lettering.  The applicant will provide renderings reflecting the exact placement of all of the signs on the building for final approval at the July 14, 2014; MADE by A.
