6:55 P.M. – BUSINESS MEETING (Room 108)

7:00 P.M. – CONTINUED PUBLIC HEARING for Nicholas V. Trifone, Manager of Damon Farm, LLC. for a 40b Comprehensive Permit to construct a thirty-two (32) unit residential condominium development with a total of fifteen (15) structures proposed on the Norwell/Hingham line.  Eleven (11) buildings, containing twenty-four (24) residences with (6) affordable are planned in the Town of Norwell.  The land in Norwell consists of approximately 8.5 acres at the intersection of Routes 228 and 53 (known as Queen Anne’s Corner) with frontage on Washington Street and shown on Assessor’s Map 5D, Block 12, Lots 1 and 2 in Business District B Registry of Deeds Book 19830 Page 63. 7:15 P.M. - CONTINUED PUBLIC HEARING for Diamond Development Realty Trust for a Special Permit (Sections 1400, 1420), Section 6 finding (1640, 1642) required because lot does not meet minimum lot size requirement of one acre (Section 2421) with 34,500 sq. ft. and also does not meet the front yard setback (Section 2441) of 50 ft. with 39.1 feet in Residential District A.  Applicant is proposing to raze and reconstruct a single-family dwelling with 2,132 sq. ft. of living area and an attached 2-car garage/master bedroom above.  House originally built in 1948.  The property address is 150 Prospect Street and shown on Assessor’s Map 13A as Block 35 Lot 36 Registry of Deeds Book 18118 Page 145. 7:25 P.M. – PUBLIC HEARING for Rockland Trust Company for a Sign Variance under Sections 1322 a), b), c), 3300 Signs, 3323 All Business Districts and 3323c) Wall Sign of the Norwell Zoning Bylaws.  The applicant is proposing one additional building sign, 41.4 sq. ft. in area, internally illuminated, to be installed on the south gable of the building and also two (2) 6.7 sq. ft. non-illuminated directional ground signs placed within existing landscaped areas.  Property located at 10 Washington Street and shown on Assessor’s Map 5D, Block 11, Lot 84 Registry of Deeds Book 6997 Page 286 in Business District B. 7:30 P.M. – CONTINUED PUBLIC HEARING for Norwell Commons, LLC. for a Comprehensive Permit (40B) for a proposed 198 apartment units (95-one bedroom, 95-two bedroom and 8-three bedroom) located within five buildings of which 50 units will be affordable.  The development will include a clubhouse, management office, pool and fitness center.  Property is located at South Street (between 166 South St and Rt 3) and shown on Assessor’s Maps 19C, 23A, 19D, 23B, Block 53 Lots 26, 27, 28, part of 45 & 46 Registry of Deeds Book 5718 pg 91 (Acton); Book 17196 pg 184 (Shute) and Book 3682 pg 711 (Perry) in Residential District A. Total land area is 35.79+ acres. GYM  This hearing will be continued to 11/5/08 at 7:45 P.M. per applicant's request.

8:00 P.M. – CONTINUED PUBLIC HEARING for Simon Hill, LLC. for a proposed 40B Comprehensive Permit development consisting of 84 non-age restricted condominum units comprised of 3, 4 and 5 townhouse buildings, 25% or 21 units will be affordable with frontage on Prospect Street.  The land is comprised of 22.6 acres of wooded upland and 6.1 acres of wetlands with approximately 28.7 total acres shown on Assessor’s Map 13C & 13D, BL 37 Lot 6 located in Residential District A and within the Aquifer Protection Overlay District and a portion within the Floodplain Watershed and Wetlands Protection Overlay District.
