7:30 P.M. – PUBLIC HEARING for Dean & Kristen Marsico for a Section 6 finding under Sections 1400, 1420, 1640, 1642 and 2421 Lot Size and 2441 Front Yard of the Norwell Zoning Bylaws.  Applicant wishes to extend kitchen, add an office/playroom, bathroom and a farmer’s porch with a front yard setback of 17’6” and 20’ where 35’ is required but not exceeding setback of existing dwelling.  Lot is non-conforming being 7,878 sq. ft. where 43,560 sq. ft. is required.  Property is located at 96 Grove Street and shown on Assessor’s Map 6C, Block 21 Lot 1 Land Court #100199 in Residential District B.

7:40 P.M. – PUBLIC HEARING for ATS Mobile Communications for a Sign Variance under Sections 1322 a), b), c), 3300, 3323c) of the Norwell Zoning Bylaws for eight separate internally illuminated channel letters and design logo mounted to the front fascia occupying approximately 34 sq. ft. (14’5” wide x 3’3” high) exceeding the 15 sq. ft. allowed.  Property is located at 10 Washington Street and shown on Assessor’s Map 5D as Block 17 Lot 84 in Business District B, Registry of Deeds Book 6997 Page 286.

7:50 P.M. – PUBLIC HEARING for 134 Washington St. Realty Trust, Gregory C. Webb, Trustee, to Modify Site Plan Sections 1500 and 1520 approved by Decision stamped by Town Clerk on 12/23/2003 to change the parking at the 68’ x 68’ office/retail building at 134 Washington Street by relocating handicap parking spaces at rear of building along with adding 3 additional spaces.  The property is in Business District B and part in Residential District B and shown on Assessor’s Map 11B, Block 19, Lot 12, Registry of Deeds Book 8634, Page 201.

7:55 P.M. – PUBLIC HEARING for David and Donna Johnson for a Section 6 finding under Section 1400, 1420, 1642 of the Norwell Zoning Bylaws to add a 20’ x 20’ family room with meets all setbacks.  The lot does not meet the square footage requirement of 43,560 sq. ft. with only 16,500 sq. ft. under Section 2421 Lot Size.  Property is located at 69 Washington Park Drive and shown on Assessor’s Map 18A Block 32 Lot 62 Registry of Deeds Book 20798 Page 245 in Residential District B.

8:00 P.M. – PUBLIC HEARING for Robert L. Molla, Jr. for a Section 6 finding under Sections 1400, 1420, 1640, 1642, 2431 and 2422 of the Norwell Zoning Bylaws to raze and re-construct an existing single family dwelling on a pre-existing non-conforming lot.  The proposed dwelling will be 1,507 s.f. and lies within the 8.5 acre Saltmarsh Conservation District and Flood Zone-A2.  Lot has no street frontage and less than one acre of upland.  Property is located at 89 King’s Landing and is shown on Assessor’s Map 22A & 16C, Block 61 Lot 32 Registry of Deeds Book 25804 Page 58. in Residential District A.

8:15 P.M. – PUBLIC HEARING for 42 Longwater Drive, LLC., for a Site Plan Review under Section 1500, 1520, Special Permit under Sections 2340, Business District C, 2341c, 2341e, 3100, 3120 Number of Parking Spaces for a proposed 2-story 15,573 s.f. office/retail (3,573 s.f.) with a one story warehouse (12,000 s.f.) with 26 parking spaces on 2.51 acres.  Property is known as Lot 54 Longwater Drive on Assessor’s Map 17B, Block 18, Registry of Deeds Book 26182 Page 69 in Business District C.
***This hearing will be continued to 1/18/06 at 7:45 P.M. per request of applicant because of a scheduling conflict.

8:30 P.M. – CONTINUED PUBLIC HEARING for Thomas P. Naughton for a Section 6 finding under Sections 1400, 1420, 1640, 1642 a), b), c) for Lots 34-A & 34-B created by MGL c. 41, s. 81L, Clause 13.  Neither lot satisfies the lot requirement of one acre, Section 2421, with 21,116 S. F.  Lot 34-A shows 45.6’ front yard setback, Section 2441, where 50 ft is required.  Lot 34-B shows 20.03’ street frontage, Section 2431, where 80’ is required; lot width at setback shall be 150’, Section 2432, where only 20’ is shown and for Lot Shape, Section 2450 a) b) c).  Therefore, applicant requires a determination that any extension, change or alteration will not increase the non-conforming nature of said structure or will not be substantially more detrimental to the neighborhood than the existing non-conformity.  Property is located at 630 Main Street and shown on Assessor’s Map 15C, Block 58, Lot 34 Registry of Deeds Book 30956 Pg 154 & 155 in Residential District A
