7:30 P.M.PUBLIC HEARING for A. G. Edwards for a sign variance under Sections 1322 a), b), c), 3323 All Business Districts and 3323c) of the Norwell Zoning Bylaws.  The applicant is proposing one wall sign of 37 sq. ft. that exceeds the 15 sq. ft. allowed.  Property location of sign is at 91 Longwater Circle and shown on Assessor’s Map 17B, Block 18, Lot 75, Registry of Deeds Book 27610 Page 211 in Business District C in Assinippi Park.

7:40 P.M.PUBLIC HEARING for Thomas P. Naughton for a Section 6 finding under Sections 1400, 1420, 1640, 1642 a), b), c) for Lots 34-A & 34-B created by MGL c. 41, s. 81L, Clause 13.  Neither lot satisfies the lot requirement of one acre, Section 2421, with 21,116 S. F.  Lot 34-A shows 45.6’ front yard setback, Section 2441, where 50’ is required.  Lot 34-B shows 20.03’ street frontage, Section 2431, where 80’ is required; lot width at setback shall be 150’, Section 2432, where only 20’ is shown and for Lot Shape, Section 2450 a) b) c).  Therefore, applicant requires a determination that any extension, change or alteration will not increase the non-conforming nature of said structure or will not be substantially more detrimental to the neighborhood than the existing non-conformity.  Property is located at 630 Main Street and shown on Assessor’s Map 15C, Block 58, Lot 34 Registry of Deeds Book 30956 Pg 154 & 155 in Residential District A. *Due to an unforeseen scheduling conflict,this hearing will be continued to the next hearing date.

8:00 P.M. – *Continued Public Hearing for Nicholas V. Trifone, III, Manager of Damon Farm, LLC. for a Comprehensive Permit (40B) to construct a thirty-two (32) unit residential condominium development with a total of fifteen (15) structures proposed on the Norwell/Hingham line.  Eleven (11) buildings, containing twenty-four (24) residences with six (6) affordable are planned in the Town of Norwell.  The land in Norwell consists of approximately 8.5 acres at the intersection of Routes 228 and 53 (known as Queen Anne s’ Corner) with frontage on Washington Street and shown on Assessor’s Map 5D, Block 12, Lots 1 and 2 in Business District B Registry of Deeds Book 19830 Page 63.

8:00 P.M. - Continued PUBLIC HEARING for Gina M. Volandre per Remand Order of the Commonwealth of Massachusetts Land Court Case No 285892 for further proceedings on a horse barn constructed in 2002 which is the subject of the matter.  Applicant is seeking relief as is necessary to operate the horse farm under Norwell Zoning Bylaws Sections 1400, 1420 a), b), c), 2313b), and 2316a).  Property is located at 390-396 Circuit Street and shown on Assessor’s Map 21A & C, Block 59, Lots 9 & 37 Registry of Deeds Book 23125 Pg 143, Book 23125 Pg 146.  Total land area is 9.23 acres.
