7:00 P.M. – Continued PUBLIC HEARING for Patrick Murray for a Special Permit under Sections 1400, 1420, 2341 (k) (required in Business District C) of the Norwell Zoning Bylaws for a proposed men’s spa.  Spa Tacus will offer a full service salon with a barber shop, manicure, pedicure, massage treatments and a library with a laptop computer area to be located in the lower level of 62 Accord Park Drive and shown on Assessor’s Map 11B, Block 17, Lot 7 Registry of Deeds Book 28330 Page 79.

7:25 P.M. - Continued PUBLIC HEARING for Nicholas V. Trifone, III, Manager of Damon Farm, LLC. for a Comprehensive Permit to construct a thirty-two (32) unit residential condominium development with a total of fifteen (15) structures proposed on the Norwell/Hingham line.  Eleven (11) buildings, containing twenty-four (24) residences with (six (6) affordable are planned in the Town of Norwell.  The land in Norwell consists of approximately 8.5 acres at the intersection of Routes 228 and 53 (known as Queen Anne s’ Corner) with frontage on Washington Street and shown on Assessor’s Map 5D, Block 12, Lots 1 and 2 in Business District B Registry of Deeds Book 19830 Page 63.

7:30 P.M. – PUBLIC HEARING for Anna E. Bergren, Co-Trustee of Bergren Realty Trust for a Section 6 finding under 1640, 1650-Isolated Lot and/or a Variance under 1321, 1322 a)b)c), 1323a) and 2432 from lot width requirements being 118.06 feet wide at the 50 foot setback line where 150 feet is required by the Norwell Zoning Bylaws.  Property is located at Lot 42 Lincoln Street and shown on Assessor’s Map 8C, Block 39, Lot 42 Registry of Deeds Book 18593, Page 204.  

7:35 P.M. – PUBLIC HEARING for Heritage Lane Estates, LLC. appealing the decision of the Building Inspector/Zoning Officer (Section 1323a) not to enforce the Town’s Sign Bylaw concerning an illegal “spite” sign under (Sections 3300, 3320, 3321 and 3310) of the Norwell Zoning Bylaws maintained at 23 Heritage Lane without a permit.  Sign’s presence is causing an economic hardship to applicant at 15 Heritage Lane.  Property where sign is located is shown as Assessor’s Map 28B, Block 76, Lot 048 Registry of Deeds Book 23829 Page 270.

7:45 P.M. – PUBLIC HEARING for J. Stephen Bjorklund and Mark K. Winchester, Trustees for a Remand Hearing (Land Court Miscellaneous Case No. 264729 & 299576) to issue a finding under MA GLA 40A Section 6 relative to the 2002 Plan for a determination of whether, Reconstruction 2 increases the nonconforming nature of the existing structure, and whether Reconstruction 2 would be substantially more detrimental to the neighborhood.  Property in question is located at 150 Prospect Street and shown on Assessor’s Map 13A, Block 35, Plot 36, and Zone 3 of the Aquifer Protection District.

8:00 P.M. – PUBLIC HEARING for Hiram and Susan Pan  requesting a Variance (Section 1322 a)b)c), 2441-Front Yard and 2442-Side Yard of the Norwell Zoning Bylaws regarding setbacks which abut & run with a street or way with respect to location of an inground pool.  Request for a variance originally made on 8/9/04 and withdrawn.  Work Stop Order issued by B I.  House built in 1814.  Property located on corner of 793 Main Street and Winter Street as shown on Assessor’s Map 15D, Block 48, Lots 14, Registry of Deeds Book 28571 Page 19 in Residential District A.
