7:15 P.M. – CONTINUED PUBLIC HEARING for Autumn Woods of Norwell, Inc. for a Modified Comprehensive Permit of the original application which entails twenty-four upscale executive single family dwellings (condominiums) in Norwell/Scituate with (13) dwellings in Norwell, four affordable.  The parcel in the Town of Norwell is located off of Summer Street and shown on Assessor’s Map 3B, Block 10, Lots 7 (4.8 acres) and 10 (1.1 acres) Registry of Deeds Book 14091/137, 14091/13 and 14092/32.  Access roadway will be in Norwell.

7:30 P.M. – PUBLIC HEARING for Donna A. Carnes for a Special Permit under Sections 1400, 1420, 1640, 1642, 2421 Lot Area and 2441 Front Yard  of the Norwell Zoning Bylaws to add a one car garage, mudroom, deck and front porch to a non-conforming lot.  Lot is 10,890 sq. ft. where 43,560 sq. ft. is required.  Proposed garage does not meet the front yard setback of 35’ but does not exceed the average yards abutting on either side.  House was built in 1951.  Property is located at 23 Washington Park Drive and shown on Assessor’s Map 12C, Block 32, Lot 95 Registry of Deeds Book 18932 Page 113 in Residential District B.

7:35 P.M. – PUBLIC HEARING for Assinippi Commons, LLC. for a Special Permit (1400, 1420) required in Business District C (Section 2341e) of the Norwell Zoning Bylaws to allow the Boston 128 Companies, Inc., a financial planning firm, to occupy approximately 984 SF of office space at Building #1, Suite 201, 101 Longwater Circle.  Property is shown on Assessor’s Map 17B, Block 18, Lot 79, Registry of Deeds Book 4663, Page 214.

7:40 P.M. – PUBLIC HEARING for Rt. 53 Realty Trust for a Site Plan Modification (1500, 1520) and Special Permit (1420, 1642, 3152 Parking Setback) in order to renovate the pre-existing non-conforming building to a Cingular Wireless retail store.  The property is located at 10 Washington Street at the vacant Shell Service Station site and shown on Assessor’s Map 5D as Block 17 Lot 84 in Business District B, Registry of Deeds Book 6997 Page 286.

7:55 P.M. – PUBLIC HEARING for Russell & Jennifer Landon for a Special Permit under Article IV, Section 4120 and 4241 (a) of the Norwell Zoning Bylaws to construct and maintain a timber and pile, 4 foot wide by 8 foot long approach ramp to a 4 foot wide by 14 foot long pier, a one (1) sided, 5 foot wide by 10 foot long canoe and kayak rack and a 3 foot wide by 22 foot long aluminum ramp, leading to a 10 foot wide by 18 foot long float for access to the North River.  Property located at 19 Wanton Shipyard Lane and shown on Assessor’s Map 25A, Block 71 Lot 38 Land Court Certificate #88137 in Residential District A.  Located in the Salt Marsh Conservation District, Flood Plain and Watershed and Wetlands Protection District.

8:00 P.M. – CONTINUED PUBLIC HEARING for William & Debra Milne for a Special Permit under Sections 1400, 1420, 1642 and 2421 of the Norwell Zoning Bylaws to add a deck & sunroom to a non-conforming lot.  Lot is 19,307 sq. ft. where 43,560 sq. ft. is required.  House built in 1950.  A Variance under Sections 1322 a), b), c) and 2441 required for a portico (6’ x 8’) which does not meet front yard requirements of 50 feet in Residential District A.  Property is located at 210 Circuit Street and shown on Assessor’s Map 24B, Block 67 Lot 11 Registry of Deeds Book 12694 Page 159.

8:10 P.M. – PUBLIC HEARING for Jonathan Choate/Katherine Leggat for a Special Permit under Sections 1400, 1420, 1642, 2441 (Front Yard) of the Norwell Zoning Bylaws required because Front Yard setback is less than the 50 foot requirement in Residential District A.  House was built in 1709.  Applicant proposes to add a farmer’s porch.  Property is located at 18 Stetson Road and is shown on Assessor’s Map 28B, Block 77 Lot 28 Registry of Deeds Book 16975 Page 243.

8:15 P.M. – ARDPROP, INC. Sun Refining & Marketing to amend Special Permit under Sections 1400, 1420, 2421 (Lot Size), 2340, 2341 (j) gasoline service stations & (k) retail store in Business District C of the Norwell Zoning Bylaws to add 195 sq. ft. expansion to existing convenience store (cooler storage expansion only) and other proposed improvements (i.e. window replacement, façade improvements, transaction drawer, etc) at the Sunoco Service Station.   Lot is non-conforming with 30,482 sq. ft. where 43,560 sq. ft. is required.  Property is located at 117 Pond Street and shown on Assessor’s Map 11A, Block 17, Lot 3 Registry of Deeds Book 5305, Page 413.
